“Pros: Finishes of apartments are sleek and nice. Bosch appliances in non PHs and Miele in PHs is a plus. Door staff is friendly, kind and work very hard. Valet services are great including housekeeping, personally have never had an issue. Lobby is pretty. Security stands outside overnight and during weekends. Cons: Management is extremely slow to respond and neglectful. Maintenence is OK at best, took me 6 months to get a window shade and Maintenence staff left a mess in my apartment. Common space cleanliness could be better. Hallways not vacuumed enough. Shuttle service seems to constantly turn over drivers who have road rage or verbally assault residents; shuttle itself is extremely old, dirty and run down. Amenities are nice but run you $300 a month, and pool is an additional $500 per season. No amenities outside of life time, which is also open to the public and much smaller than you would think.”

Cons: Filthy hallways, people walk their dogs in the communal space where NO PETS are allowed and don’t clean up after them. My appliances and bathroom furniture are falling apart because they are cheaply made. There are strange men always sitting in my hallway waiting at another apartment. Cannot open my windows because of the noise from outside and because of bugs, there is no way to put a net on the window. Advice to landlord: Listen to your residents. Clean your buildings not just the lobby”

Cons: Management is about as unseen as it gets. Months go by without responses to maintenance requests. Complaints about neighbors are ignored. Pretty much never hear anything from them. Worst part is location - no nearby groceries, no restaurants, have to walk 15 minutes to nearest train, lots of sketchy businesses and homeless on your walk to and from. Advice to landlord: Answer your residents. It makes us want to stay.”

Took 12 maintenance visits to get it working finally 2,5 years later. -Refrigerator didn’t work when moved in. Got replaced with a completely scratched-up used one from another apartment that I’ve lived with ever since. -AC unit backs up and gets clogged each summer, resulting in pneumonia from breathing in the bacteria from the stagnant water each year since I’ve lived here and irreversible lung damage. -Massive flood/leak for over a month now due to the same AC issue (it was replaced last year after a note from my pulmonologist about how sick the apartment was making me—with another old, faulty unit). -Entire studio floor covered in water damage and mold that I inhale 24/7 after first maintenance guy kicked and broke the drainage tray to “fix” it. -Management and owner don’t respond to messages about maintenance issues that aren’t being dealt with or are being made worse by maintenance and affecting health -Pot and cigarette smoke 24/7 seep into apartment through every crevice and vent. Building is NOT a no-smoking building despite what it claims in lease -Entire building and outdoor areas are infested with lantern flies. Cannot open windows for fresh air or will have tons of them inside. They crawl all over the windows and swarm on you in the lobby and out front. They have infested outdoor pool area at the gym that I paid for and cannot use . Nothing being done and city not contacted. Advice to landlord: Provide working appliances and a safe living environment that isn’t literally killing your tenants.”

While the ventilation in the bathroom could use a little improvement, I did notice some of the floor warping by the fridge in the first unit. I didn’t have this issue when I moved to a higher floor.. there are 1100 units in here so it’s the luck of the draw. Advice to landlord: Huge property management company I doubt the owner would read advice”

Cons: -Lots of amenities i.e. the gym and pool are operated by Lifetime Fitness, and cost a LOT to use. Tenant membership deals are almost a slap in the face when you factor in the high rent you’ll pay to live here. -Elevators are always out of service -Management is slow and ineffective at addressing building/neighbor issues -No-Smoking policy is NOT ENFORCED, there have been issues with the same tenants smoking and producing offensive odors for years. -Random loud noises throughout the day. These seem like building noises and not something produced by a neighbor. Very disruptive and have never been addressed despite several pleas to building staff and management. -Maintenance is incompetent when it comes to repairs - multiple visits for the same issue before it’s fixed, and the fix is sometimes laughable - they once used electrical tape to repair a leaking hose. -Grounds are often dirty from careless dog owners letting their pets do their business anywhere they please, and not picking up after them. Building staff are out picking up litter every day, but I haven’t seen them wash down the sidewalk in months, even when it’s above freezing. -Building staff, while friendly, are rarely helpful in addressing the above issues. Advice to landlord: Take more pride in your property by enforcing policies adequately, performing proper maintenance, and ensuring staff are not only friendly, but well trained, and your tenants will be much more likely to stay for more than one lease cycle. I sometimes dream of the 5th floor walkup that I left to live here, and that’s sad.”

The management responds very quickly to work order places in the system Cons: The elevator were a mess… often we would spend WEEKS with only one functioning elevator for a very high rise, which means waiting 20 mins to get to your apartment. The management also used to do very sketchy business with the mail room operator, at one point the Mail centre collapse and we had to wait weeks in order to receive our packages… they even had a disagreement with the company that does dry cleaning and they took the clothes from all the tenants! It took me weeks to recover all my shirts Advice to landlord: Treat your vendors with dignity and respect, because when you decide to take advantage of them the tenants are the ones paying the price”
