“Unit 32 Pros: The super, Jose is amazing and very responsive, and the apartments are comfy and have washer dryer in unit Cons: We had mouse and water bug issues for a while, and the neighbors can be very noisy Advice to landlord: Improve extermination”
— 64 WEST 107 STREET · Manhattan“Unit 3 Pros: We moved into a newly renovated unit in 2019 and stayed for 5 years so that says something about the state of the building! The super is phenomenal, and the apartment had W/D in unit. Cons: The heat was often inconsistently turned on in the fall and spring so we used space heaters consistently. The property manager wasn’t very responsive to a broken dishwasher in the first month and we had to threaten to withhold rent after he didn’t fix it for six months. Advice to landlord: Let the super make decisions on what needs to happen in the building”

Also grateful for the elevator (albeit small). Very few roaches in my 3 plus years living here Cons: No In unit laundry (my unit), “updates” clearly cutting corners (Ie, we have a metal shield for an overhead vent for our stove but no vent itself because they legally didn’t have to put it in). Advice to landlord: Don’t cut corners installing new ovens, vents, fixing water damage”

— 64 WEST 107 STREET · Manhattan“Pros: The super lives in the building and is wonderful, the neighbors are all nice and kind. The unit we lived in was recently renovated well. Trash is taken care of every day. Exterminator every two weeks or so, but you have to be home. And there's roof access. Cons: The lobby is a little dingy and there were sometimes roaches down there/on the stairs. Def some rats on the block. There was LOUD construction that they didn't tell us about in the spring, summer, and fall. Heating works a little too well (it gets hot - not the worst problem) and you can't control it. Advice to landlord: Just make sure people know about the construction”

Lobby has been gutted in that time, there was a dirt pile that attracted rats and flies sitting there for months. Now turning off elevator from 1st to 2nd floor for a week with zero days warning. No consideration and in fact outright ignoring specific and genuine need in this case. Advice to landlord: There are real people who live here and are affected in a material day-to-day way by choices you make. Who is in charge of these building works and how has it been so poorly managed and communicated?”

Cons: We have lived here for a year and there is a constant presence of rats inside the first floor of the building and in the courtyard. There has been constant construction, which is fine, but they have torn up the floors and left piles of dirt inside the lobby - which attracted flies and rats. There are rats living in the walls and there is an infestation of giant flies. Under these conditions the owners then decided to raise the rent by 37%. Advice to landlord: Be more responsive to your tenants.”

There is currently a rat issue on the ground floor due to ongoing construction (wet, moldy floors, holes in the wall where rats scurry to) with no end in sight. We don’t receive updates, we receive attitude and rent increases. I have no doubt that at the end of our lease, we will receive a lease renewal with a ridiculous rent increase even with the rodent and construction issue that has been ongoing for 6+ months. I wish I could post a picture of our lobby. It’s horrifying and disgusting. Advice to landlord: Think about your tenants. This is a poorly run building and you do nothing to show compassion and you only care about money and recouping after the pandemic. You do not get my recommendation and will keep a lookout for other listings that you may be attached to, so I can avoid at ALL costs.”

There was always the vibe that your neighbor would help with anything you need. The inside of our specific apartment had been gutted and remodeled prior to move in, so completely new appliances and floors. Cons: The walls were almost nonexistent. I had the pleasure of listening to my downstairs neighbor abuse her children and mother for a year. There is a massive roach problem, but management was more concerned with addressing the rats. The roaches start as tiny baby bugs in April, but by August there are full-sized German cockroaches crawling around the whole building and inside each unit. Advice to landlord: Stop doing the cheapest repairs possible.”
