“Pros: Helpful front desk Cons: Unresponsive management that lies, horrible plumbing, mechanical problems Advice to landlord: Pay more attention to tenant needs”
— 863 9 AVENUE · Manhattan“Pros: Great location, good space for price Cons: Thin walls, loud, unresponsive management”
— 863 9 AVENUE · Manhattan“All the positive reviews are paid fake reviews. This building is literally under construction and should not be rented out. This building is not in livable condition. Also most of the residents are not kind of people you want as neighbors. This is a tower of ------.”
— 401 W 56TH ST · Manhattan“Pros: Proximity to Columbus circle is great and access to the park / subway lines Cons: 1. Neighbors are extremely loud and you can hear everything - if you try to reach out to management they will be of no help 2. There were 2 mice I spotted throughout the year I lived here 3. Getting your full security deposit back is nearly impossible - they will dock you for things that they are at fault for 4. No matter how much you clean your unit it will never be truly clean because of how poorly maintained the building is 5. Front desk is always changing - some folks are kind and nice others can be very rude 5. If no other options are available this is ok but honestly not worth it if you have the funds to live elsewhere”
— 863 9 AVENUE · Manhattan“Pros: Super usually responds quickly to issues, doormen are nice Cons: Roaches in the summer, not many laundry machines”
— 863 9 AVENUE · Manhattan“Pros: Location and front desk staff are the only good things about this building. I loved the doormen/women! Units get a lot of light also Cons: Where to begin.. the owner, super, and management at this building are AWFUL. Greedy, petty, and terribly managed. When I moved into the building, my apartment was filthy. Absolutely disgusting. The kitchen was covered in oil, dirt, and the bathroom had gunk and hairs all over it. They said someone would come to clean and they never did. Our oven never worked throughout the entire time I lived there and the dishwasher would leak all over the floor ruining the wooden floor, and this happened even after countless maintenance requests. The super is nice and helpful until you tell them you’re moving out and he becomes incredibly rude and ignores communication to him. The unit was covered in roaches all summer and there are mice in the basement. The unit and entire building smells musty and like something is decaying. Management is greedy and awful, it took a month and a half of constantly calling the office after I moved out to get my security deposit. They would lie and say they will send it out and then wouldn’t send it. I had to say I would get my lawyer involved before they finally sent it and they ended up taking $700 out in damages. There is absolutely no way this made sense, and no damages were done to the apartment at all when we left?? We left the apartment sparkling when we left which was the complete opposite of how it was when we moved in. All this to say.. I read these review and ignored when when I first looked at this building.. please don’t ignore them. Avoid this place at all costs!! Management are scammers and the super is petty and rude. Awful even for NYC landlord standards”
— 863 9 AVENUE · Manhattan“Pros: Apartments are clean and are in pristine condition. (No "landlord special" paint jobs, and the floors are beautiful.) Cons: The landlord raised my rent from $2100 to $3200 a year later. The hallways have stained carpets, and the walls are "nicotine yellow." Noise from above is intense; my downstairs neighbors complained about me, and I complained about the upstairs neighbors. And while I can't confirm this, the nature of the noise above me made me wonder if they were shooting adult films there. One neighbor I knew said that the super tried to get her into adult films. The rent stabilized tenants were dope, but otherwise, it's a lotta bitchy white people, lol. Advice to landlord: Please hire someone else to interface with tenants. Steve is thuggish, cold, and turns small disputes into large ones. He is by all accounts bad at his job -- unless what you're after is to harass and bully innocent people out of their homes. And if that is what you're after: well, then you deserve every word of this review as well.”
— 863 9 AVENUE · Manhattan“Pros: Nice location, doorman Cons: Noise (I can hear everything), Elevator stops so easily”
— 863 9 AVENUE · Manhattan“Pros: Heat, doorman, location Cons: Sometimes construction. Elevator is often broken Advice to landlord: Replace the elevator”
— 863 9 AVENUE · Manhattan“Pros: Spacious Good light Not loud Super generally fixes stuff Cons: 1st floor can get mice and cockroach although only 1 or 2”
— 863 9 AVENUE · Manhattan“Pros: Location is nice and generally safe Cons: Serious rodent and roach problem”
— 863 9 AVENUE · Manhattan“Pros: Friendly doormen/women, wonderful sound insulation (you don’t hear your neighbors), laundry in the building. Cons: Bathrooms have problems, there are roaches throughout the building (but they’re in every New York apartment).”
— 863 9 AVENUE · Manhattan“Pros: The location is great. Cons: The building is ugly and the management rather greedy. Advice to landlord: Keep realistic rent for the overall value.”
— 863 9 AVENUE · Manhattan“I have lived in this building for several years and I find management to be professional and quick to respond. The super and maintenance staff deal with problems quickly as well. The front desk is AMAZING! They always let me know when I have a package and are there 24 hours a day so I always feel safe. Love this building and my neighborhood. I am not usually one to post but these negative reviews make me so upset.”
— 401 W 56TH ST · Manhattan“Pros: Friendly security guards, safe and in a convenient area Cons: Bad water pressure and had a problem with pests”
— 863 9 AVENUE · Manhattan“Pros: Doormen/women are great Cons: Management company is rude, unresponsive, untrustworthy. Cockroaches were an issue”
— 863 9 AVENUE · Manhattan“This residential building is HORRIBLE!!!! The super is named --------------------------------- man who is usless. This building has RATS, COCKROACHES, MICE...DISGUSTING PLACE and overpriced. NOTHING LUXURY about this place. Please find a better building CLEANER for better price than this DUMP. FIRE ------ the useless arrogant super.”
— 401 W 56TH ST · Manhattan“This is by far the worst rental experience I have ever had. The management exerts every effort to cut your security deposit after you move out. First of all, the hallway has a foul smell with old and dirty carpet, the building has rodent and roach problems as well. The laundry room is way under capacity. Most importantly, the building manager (for privacy concern I won't reveal his name) who lives in the building is an extremely selfish and spiteful person. I strongly discourage people to rent their properties.”
— 401 W 56TH ST · Manhattan“Writing a review because the building has gotten progressively worse. Asked for a simple repair in May and it wasn't done until October. Hot water comes out of faucets brown. Mice in apartment. Noise in the building is terrible, you can hear neighbors on both sides and above and below. You can hear actual conversations. Hallways are dirty. Sometimes trash chute area has bad smell for days. Front desk security people only last about 2-3 weeks and are replaced. They have keys to your apartment, so that's scary.”
— 401 W 56TH ST · Manhattan“We worked 9am - 6pm everyday, rarely/never had friends come visit. And we never threw any party in this apartment. We would never live here again (even for free). 1. There was a MOUSE in our apartment. You would probably see one yourself. 2. Noise: You can hear EVERYTHING from the apartment above, under, and next door. 3. The floor is very thin, you will hear people walking and feel the floor shaking. You neighbors will complain 7 days a week and you will hate each other. 4. Hallway stinks, it never got cleaned. You don't want to live with that hallway for even a few months. 5. Building manager is terrible terrible. He set a date to get the work done and always later came up with an excuse. You will end up waiting at least a month for a 10-minute fix job. He will also tried to kick us out 3 days before the contract end so he can paint the wall and get it ready for the next tenants. We would never help him with anything again. this guy showed completely no appreciation. 7. Front desk is OK, but the best, nicest staff came and left. I don't think they get treated well. 8. When we moved out, they charged us for a broken windows which we never touched. We had the shade down for the entire 6 months and did not even know there was a crack. They said it was broken from inside (how convenient). So, basically we, as a tenants, had to pay for depreciation of this apartment. I know the apartment looks very new, but do yourself a favor and don't fall for this trap. There are many good apartments out there.”
— 401 W 56TH ST · Manhattan“The company that runs this building is very shaddy. They are slow to respond to needs, very demanding with requests from tenants and have no concern for who is living there. The building has a terrible odor, the doorman very unfriendly and the real estate agent (----------------) who has an exclusive listing on this apartment will rob you dry. He told my roommate and I one price for the apartment and tried to convince us to sign a lease for another price. He gave us no time to prepare paper work or get certified checks. He is an untrustworthy character that really shows the experience you will get with this building. AVOID AT ALL COSTS. I am the type of person who only likes to write positive reviews, but this experience has been so horrible I want to warn anyone and everyone about this building and ----------------.”
— 401 W 56TH ST · Manhattan“The hallway carpets on my floor are dirty and smell like cat urine- likely due to the fact that there are multiple cats that are let out of tenet apartments and allowed to roam the hallways. The floors are so thin my walls shake when the people upstairs are moving around. But beyond the noise being nearly unbearable, the vibrations have caused my night stands to move. There is also a school nearby and dozens of kids congregate at the store directly across from the entrance of the building nearly everyday- before and after school yelling up and down the street. The property manager has been replaced multiple times since I've been here and now the building has been sold and the new property manager hasn't returned any of my (6) calls regarding my move. I have lived in the city for over 5 years and in multiple buildings and I have never felt compelled to write about the experience until now. I deeply regret moving from my last apartment.”
— 401 W 56TH ST · Manhattan“Not too bad of a place but the floors are thin so your downstairs neighbor can here you and your upstairs neighbor sounds like a clomping horse. Building is safe and there is always parking after 7 and on the weekends.”
— 401 W 56TH ST · Manhattan“I would not recommend moving into this building or any other Stonehenge Management building. I moved into a nicely renovated one bedroom apartment, and had to pay a HUGE fee, and I found out later that this Broker is a friend of the Owner, so its a fee scam. The Management was nasty when I called to talk to them about this, so I hired a Lawyer to pursue the fee, and she discovered that I was being overcharged for the apartment.

Stonehenge lied to the city about how much they spent on the new kitchen and bathroom, so the rent was illegally increased. I might get a rent refund, but I also might have to go to court. Now the staff is being rude to me because I guess I am causing trouble.

NOT WORTH IT!!!!!!!!!!!
”
