“Pros: Responsive super, friendly neighbors, elevator, proximity to subway Cons: The water was occasionally brown and chunky, which was horrifying. We were told it was typical for NYC but I've never heard of anyone who has experienced this before. Advice to landlord: Please, please check out the water situation”

“Pros: Deal with issues promptly Cons: Super lives quite far now which is inconvenient when situations arise. Water is often brown, but seems to only apply to certain units”

“Pros: Nice super and staff. Clean and well kept. Nice neighbors. Great location. Cons: The Akelius ticketing system isn’t reliable.”

“Unit 1F Pros: Clean, well-maintained, quiet building which is constantly being improved. Feel lucky to live here. Any issues or necessary repairs that may disrupt day to day are communicated ahead of time and tenants are given notice. Cons: Management tends to follow their own strict processes which often make things take longer than they should Advice to landlord: Overall no issues”

“Pros: Good working elevator. The street level lobby is large with ample space for package delivery. Package safety is good to great. Especially with an Amazon Hub available. Hallways and lobby are cleaned every day. This is a beautiful building. Some new renovated apartments as well. Great building staff. Cons: The building uses an app that allows the intercom to connect to my phone. I’m a bit old school so I’d prefer an intercom that is connected to my door. The garbage is maintained pristinely. However, it is a dungeon in the basement. Not for the faint of heart. We do not have a timeline for how long the new scaffolding will be up. This is the biggest current downside of living here.”

“Pros: Right by riverside park and 96 st station. Cons: Landlord does not turn the heat on most nights. Advice to landlord: Handle heat issues”
