— 547 COURT STREET · Brooklyn“Unit 1 Pros: Carroll Gardens is an incredible neighborhood. There are so many great restaurants and shops just up the street. Living area is pretty big and addition of dishwasher and combo washer dryer is nice (although the washer dryer takes up to 4 hours for a single load). Cons: Incredibly noisy due to practically being underneath the BQE - constant honking and occasionally shaking from large cars and trucks passing by. Kitchen and one bedroom look out onto concrete yard where a 24 hour tire repair shop operates. They are quite literally 24 hours and you will hear the noise of power tools in the middle of the night. Natural light in common area is pretty meh. Also, you shouldn't open window due to dust and pollution that comes through from the auto shop and the BQE. No A/C, gets extremely hot during summer. At the end of year lease Destination Real Estate, the leasing agency, informed us without any good explanation that they wouldn't extend our lease but rather we would have to reapply and pay another broker's fee (which was very large the first time and they were not upfront about it). They were extremely rude when we tried to ask any follow-up questions about why they were doing this and basically said that they would make us re-apply and pay new broker's fee every year if we decided to continue living there. Which apparently is not illegal, according to tenant's rights lawyer we spoke to. They were also going to raise the rent by a lot, which is wild considering the location of this building. The washer dryer malfunctioned several times and the super straight up ghosted me more than once. We don't even know who the landlord actually is, all we have is the number for the leasing office, Destination Real Estate. I've tried to find info on the owner and they're not registered with NYC Housing Preservation and Development, which is definitely illegal. Advice to landlord: Stop making tenants re-apply and pay broker's fee every year, hire a super who responds to maintenance requests, be transparent about fees, generally stop being so scummy, install air conditioning”

Good for restaurants, cafes, bars, cycling). Cons: Apartment sits directly below BQE. Incredibly loud during day and night. There is constant tire noise and incessant beeping. Dust from the expressway constantly invades the apartment, and the air quality suffers because of it. Advice to landlord: The rent should be cheaper given the apartment is nearly impossible to sleep in at night.”
— 547 COURT STREET · Brooklyn“Unit #1 Pros: -Large living space, washer/dryer combo, large kitchen -The local neighborhood is really nice, lots of great restaurants nearby, close to F/G train -Rent is $3000/month for a 3BR at the time of writing this review Cons: The area around the apartment is generally quite noisy because it faces a busy avenue and the Brooklyn-Queens Expressway. All of the rooms shake due to vibrations from cars/larger trucks passing by. Occasionally there is loud jackhammering at odd hours in the night due to work being done on the expressway. I’m not sure how that’s legal. We complained to the city about this, it stopped for a while, then resumed again. The two rooms facing the avenue get the most noise, and if you are a light sleeper then you will probably need to buy a noise machine/fan/ear plugs. Landlord was responsive at first (September), don’t have too many negative things to say about them, but when we moved in, the previous tenants had left it in a bad state which was a bad look and it was clear that there was no inspection done before we moved in. There was a mosquito problem from September-December which was hellish because they would be in all the bedrooms and would wake you up whenever they flew by your ear. I think I killed about 50 mosquitos between October-November alone. At the time of writing this review it is May and I anticipate that this will also be a problem again as it gets warmer. There is no way to buzz people into the building, so you always have to run downstairs to the front door to let delivery guys in. Not too big of a deal in general, but sometimes delivery guys will just leave the package outside the door, even if you’re not home, so a few of our packages got stolen. The lease also requires you to give 120 days notice before moving out which is pretty absurd. Advice to landlord: It's just a bad piece of property in a bad location, not much can be done about that. I'd recommend that they are more pro-active with making sure the previous tenants leave the apartment in a presentable state.”
— 547 COURT STREET · Brooklyn“Unit Apt 1, Floor 2 Pros: Good location because it's right on Court street and Carrol Gardens, next to F/G trains, so easy commute to Manhattan. Great coffee shops and a good community nearby. Full sized kitchen, washer, dryer, dishwasher in unit as well. Cons: First, something is wrong with the gas prices, we ended up paying about $200 every month, even in the summer (even before Russia invaded Ukraine). Not easy for National Grid to look at it because we don't have access to the basement. Landlord said we have to schedule an appointment to see it and was just convincing us that gas prices went up, so wasn't helpful either. The heating is alright, but not the best because the rooms facing Hamilton get pretty cold during the winter. There's no AC here so this place gets VERY hot during the summer. The apartment is right next to the highway under the bridge so you cannot (and should not) open the window, otherwise you'll literally be breathing gasoline fumes and black dust. Saw it on the window panes every time I did so I stopped. If you really want clean air this place is not the best for you. Building management is not the best. Made us pay a $50 Rhino insurance fee on top of our rent every month. In addition, the lease has a condition that they can be showing the apartment 90 days before the move-out date from 9 am to 9 pm (otherwise you lose the deposit). Hence, they were just going to bring people to show our apartment to and expect us to be ok with that. We asked for a 24-hour notice, and so far we agreed that they try their best to let us know. Honestly, take this place at your own risk. For $2700 that they're charging now there are better options unless you desperately want this exact location. Advice to landlord: If you're trying to buy this place, there might be better options for the price.”
