— 52 WEST 14 STREET · Manhattan“Pros: Central Heat & Air, Elevator, Only 3 units per floor, Luckily pretty respectful tenants & neighbors, Pet friendly, Location - not the street but proximity to neighborhoods, Close to subways & buses, Part of union square park so they clean the sidewalks but there's still a lot of homeless being near transportation Cons: 1. Every time it rains, my apt ceiling (near the window) leaks to the point the plaster bubbles & explodes. Each time i've had to escalate to 311 to get them to fix. All they do is replaster & paint (sometimes w/ different paint colors), never fix the underlying issue. 2. If you're on street side, under the windows there are gaps in the foundation that cause air to get in so you'll be paying more to control the temperature. 3. Heat/Air is definitely not controlled by unit (ConEd) so you'll get charged more than you likely owe (quite a few months I was gone for weeks/month & bill was same MoM). 4. I believe other units on my floor AirBNB so it's revolving door of people, sometimes kids or noisy people. 5. Wealthy NYU parents paying for their kids so price is high 6. Basement is scary, laundry is not a selling point 7. When I moved in they advertised a rooftop, it's just a roof with a bunch of AC units 8. Mice problem where I had to fill the holes under my sink. When exterminator came in he said I did his job & there's nothing else to do. 9. My apt was HORRENDOUS when I moved in. SO DIRTY and the bathroom smelled awful. I still to this day can't get the urine smell out after so much bleaching, it needs to be renovated. 10. No dishwasher 11. Packages will get stolen, old-school buzzers & other tenants will just let anyone in 12. There has been a security issue. I've seen homeless people get in & hear people banging on the door & buzzing to get in all the time. One time someone robbed the liquor store downstairs & got in the building. Cops/Firefighters were everywhere at 3AM. 13. Busy, not quiet (high school, a lot of fast food, party city) 14. I had dirty water coming through my bathroom light/fan. Reading another review it's probably related to their sewage problem. Advice to landlord: Update your security system, add dishwashers”

There are 6 floors and only 3 units on each floor, so it’s pretty quiet in the building and elevator is generally available. Cons: I got lucky with my neighbors — they were no party animals. But one month away from the end of my lease they moved out, and I got new next door neighbors. I could hear their activities and conversations all the time. Water pressure is okay in the shower, but very bad in the bathroom sink. I would see dead roaches and live mice in the basement all the time, but no issues inside the apartment. The rent here is insanely high and not worth it. There are cheaper options on the market in the area, better keep looking.”

— 52 WEST 14 STREET · Manhattan“Unit 3 Pros: Location Elevator Central air and heat- cost up to $200 a month Laundry, but it’s $2 per load and $2 dry also broken a lot Cons: The basement flooded 2 feet during hurricane Ida. Because of the flood, my toilet started bubbling up raw sewage as well and I called the super at 3am begging for help. After literally shoveling sewage water into my bathtub for an hour with a red solo cup to save my apartment, I finally got the tank low enough to take a few minutes to cut the water after the super on the phone told me how on the phone. They didn’t come until the next afternoon. The flood water was literally filled with raw sewage and the basement is where the laundry and trash is, the elevator also flooded. It took them a week to come in and “clean” it up and get the elevator back working. However, they left the flooded elevator floor crumbling peel and stick tiles. Eventually they replaced the tiles I guess my after people complained. But there were a few days that you could just see the wet subfloor of the elevator and I know they just slapped the tiles over that and didn’t actually do the right fizz They didn’t even hire a biohazard team. After I called 311, they slapped paint over the black mold in the basement and patched the crumbling walls. Also, I see another review said their were no pests in apartments… my neighbor had one in their oven and they minds we’ll be paid tenants in the basement 🙃 Advice to landlord: Have human decency”
