“Pros: Had an amazing time here — extremely cute location and clean space, frequently cleaned and staff are very friendly. Very responsive management and super. Cons: did spot 1 or 2 roaches but extremely rare and small, exterminators would come next”

“Unit 3D Pros: We have key fobs for building and apartment entry, which are very convenient. The building is operated by HUBB NYC, and they have a lot of staff that are available for repairs. Our unit was renovated with newer appliances and nice finishes. There are not too many units, so the building is quiet and you can't hear noise beyond your next door neighbor. Cons: Different things in the building broke over time. Our stoves all got replaced with electric stoves, which aren't as powerful. They had to rewire each unit's electrical box which meant major construction in the living room. The steam pipe in our bathroom melted a hole in the ceiling, which took three rounds of construction to fix. They repainted our living room walls the wrong color twice. The heat in the winter is very powerful, so the apartment was constantly hot in the winter. The water heater occasionally would malfunction, so we had either no hot water or scalding hot water at times. The wooden floors are quite old, scratched, and creaky. We dealt with mice a few times, but the building maintenance always helped with filling holes and got that resolved quickly.”

“Unit 3B Pros: Very nice location. Close to everything. No issues with heat or water. No roaches or mice. Cons: Old building. Extremely noisy. Your neighbors must be aware of their surroundings. You can hear everything that's going on in each apartment. Especially upstairs. I constantly had to deal with 311 and fight with different neighbors. Also the floors are squeaky so even if your neighbors don't make much noise it's still almost never quiet.”

“Pros: Location is nice Cons: HUBB invests nothing into maintaining the building, and is constantly applying band-aid fixes to ongoing problems rather than properly addressing issues (e.g., a front door that often won’t lock, hot water that goes out monthly, etc.). It took them a month to replace my broken oven. Also, multiple tenants (myself included) have been locked out of our apartments because the electronic fob system they installed on the doors have a limited battery life and apparently HUBB has no routine maintenance plan to replace the batteries… Furthermore, their administrative personnel are incredibly unfriendly and unhelpful. Advice to landlord: Invest a small portion of the exorbitantly high rent into basic maintenance and reach your administrative staff how to have basic courtesy”

“Pros: The super was amazing- on the ball, quick to answer and fix the many issues that arise. Cons: The heat is unbelievably LOUD. Not like normal ny apts- it bangs and clangs all night, shakes the walls- it was impossible to sleep. Mgmt company is very slow to answer. The building feels like it’s gonna fall down- they try to bandaid the issues but don’t actually maintain the property. They tried to raise our rent $100 in the first few months of the pandemic. Also there is a non refundable pet fee AND pet rent. Advice to landlord: Remember that your tenants are humans.”

“Pros: The area is great Cons: Everything! The management company is abysmal, we ended up making a deal that we wouldn’t call the city on them if they broke our lease early. My shower used to go from 50 to 168 degrees every 3.5 seconds (yes this was documented by thermometer), which they gaslit me about for 6 months, no heat, mail theft, toilet never worked, they never fixed anything right the first time. Advice to landlord: Do your job.”
