“Pros: Very nice location and larger apartment Cons: There has been an ongoing mice problem throughout the entire building that management seems to be doing nothing about. The apartment has become unlivable as they are on the couch, etc. despite maintaining high levels of cleanliness. Super is also very non responsive - there have been burned out lights and mechanical issues with appliances that he has not helped with depsite multiple follow ups. Advice to landlord: Treat the building for pests, get the Super to follow up on issues more diligently”

“Pros: -live-in super -washer/dryer in unit Cons: -shoddy renovation work -outrageously expensive brokers fee & rent -loud neighbors partying every weekend -restricted rooftop access -flimsy doors & windows -defective radiators (banging, spewing steam and making it far too hot) -virtual door entry system malfunctioning most of the time -no ventilation (minimal airflow due to mostly inside-facing windows) -bedrooms are not equal in size -not enough natural light -extremely tiny, poorly placed bathroom -lazy, unresponsive building management -unstable, belligerent tenant in unit #9 Advice to landlord: Evict the tenant in #9!!! They have allowed him to harass neighbors to the point of having to move out because they refused to dole out any consequences for such actions which were tantamount to criminal harassment.”

“Pros: super is great, the apartments have nice finishes including updated appliances and washer/dryer in unit. most residents are mid 20s and very nice. location is ideal as you can walk to everything but the street itself is very quiet Cons: it's a walk-up so the stairs are the worst part, also have some issues with hearing neighbors but never terrible!”

“Pros: I never had to worry about bugs or rodents Cons: The windows are the absolute thinnest windows on earth. I lived on the 3rd floor facing the back garden and if they played music even quietly I could hear everything. However, the people living on the ground floor threw parties every single weekend I was there. There was nothing that the management said they could really do. I didn’t sleep on Fridays or saturdays until 3 am because of this issue. Do NOT live facing the garden in this building!!!!! Another issue I had in this building is that before my lease was up, I had moved most of my furniture out a week early and when I went back to the apartment (still had the keys for another week) it had already been completely cleaned out. I lost so many things that I had planned on grabbing when I dropped off the keys. I will never understand why my apartment was stripped clean before my lease was up. Advice to landlord: Stop renting out the ground units to frat boys. Install thicker windows.”

“Pros: The super was very responsive whenever something went wrong, and the trash was always kept clean. All in all, an apartment building that was worth it! Cons: The heating pipes were some of the loudest I’ve experienced in NYC. Advice to landlord: N/A”

“Pros: This building is in a great area, walking distance to LES and EV hot spots. For an EV apartment, the street is pretty quiet and the tenants were nice. The apartments have nice finishes and washer/dryer and the building was relatively cleanly. Cons: On occasion the tenants on the bottom floor have loud parties in their backyard (seems like students who pass this apartment down each year). We have 2 occasions of flooding that were handled by mgmt, but much more slowly than I would’ve liked. There is also mold in the shower - the landlord cleaned a few times but not sure if they fixed the issue….”

“Pros: apartments are finished well, buildings are kept clean, good spot for college students or people in their early 20s Cons: the heat in the winter is excessive and you have no control, at one point it was like 90 degrees in the apartment and we couldn’t even stay in there cause we were sweating. also the super is somewhat unresponsive”

“Pros: Pretty inside and out, amazing location, good kitchen appliances Cons: Small apartment, disappointing washer/dryer, high rent, so many stairs (narrow stairwell and doorway made moving in/out really tricky)!!”

“Pros: Recently renovated, beautiful detail (tile, crown molding), the best super, lobby cleaned on a regular basis, friendly neighbors, close proximity to Whole Foods and the subway Cons: Area between 2nd and 3rd st on 2nd ave can get sketchy. Never had an issue though. Advice to landlord: None”
