“Pros: - rail road style rooming, felt large due to the separation of rooms - superintendent comes at a reasonable time when there’s an issue - quiet neighborhood Cons: - rent increases by $400-$500 dollars - heard that there were mice issues, applied for pest control but no one followed up - packages have recently gone missing in the lobby Advice to landlord: Follow up on tenants for the pest control, install security cameras in the front foyer to prevent theft”

“Pros: Excellent location near groceries, laundromats, subways, pharmacies, restaurants, and Central & Riverside Park. Large units, some units are recently renovated, building management cleans once per week, neighbors are nice (at least when I was living there), good hot water and water pressure Cons: The management is terrible. The super lives in NJ, and there's an office a few blocks away, but no one is ever there and they have never answered the phone. You can contact them via email and they may respond in a few days, or not at all. They never really resolved any of my problems. The heat is electric, so it's very expensive. It's not enough to heat the whole apartment, and the building has very little insulation, so the heat has to work even harder. During the winter, expect to pay $150-300 per month for electric and still be cold. Some apartments' kitchens have zero ventilation, which can be hazardous. I'm amazed we never had a security incident considering there are no cameras and the lock on building entrance is not very secure. Other cons: the units have very little natural light; garbage is only taken out twice per week so the garbage room builds up A LOT; walls are so thin that you hear everything from neighbors; let's just say I do not feel very confident in those stairs; my neighbor was nickel-and-dimed on their security deposit for unfair reasons Advice to landlord: Provide better service to your tenants”

“Pros: Great neighborhood in an awesome location Cons: So dark, Could hear everything my neighbor said, Freezing- had to pay for heat, Old and dirty Advice to landlord: Never even knew who you were, Seems very neglected”

“Pros: Units are large & MGMT is consistent (what you get is not good/ no frills but they make that clear pretty after an interaction or two). Cons: Smells like garbage all the time/garbage room always over full, floors always dirty, carpets old and worn and smell. Lots of bugs in the building. Graffiti on the windows out front (no pride in the asset). They charge you for heat/ you have to pay for it thru con Ed - which bc of the bad insulation & old window literally costs 100s of dollars. Stay away from this overpriced POS unless you have no other options. If you are considering it try talking to the woman downstairs, I think on the second floor. She's been there forever and can tell you how bad the windows/heat are and how bad the building has been (think she has dirt cheap rent and that's why she stays). Advice to landlord: Clean floors and garbage more, clean windows.”
