Pros: Spacious apartments with attractive original details good light bc of building design, most neighbors are good and maintain a peaceful home environment, super/landlord responsive to fixable problems. Cons: A lot of smoking in neighboring apartments and sometimes hallways which always got into our apartment and made it smell bad permanently. Used a harsh varnish to refinish floors that also caused odor and ongoing headaches from fumes. Occasional mice and roaches. Tenant association lawyer says all units should be categorized as rent stabilized but we did not receive a rent stabilized lease. Can be a bit cold in winter especially if you have a radiator problem which we did for a while. No laundry in building.

Unit F12 Pros: The management company keeps it clean. I’m a recent tenant, so they’re responsive to maintenance requests. Some older rent-stabilized tenants have had to sue to get repairs done. I live on a higher floor, too, and I’ve only seen a couple roaches and one mouse. Cons: The landlord ignores older tenants. Floors in my apartment are warped in places. Occasional weird smells.

Unit C4 Pros: Units are large. Cons: Illegally destabilizing apartments, withholding maintenance requests from elder tenants, overcharging new tenants, pattern of package theft, lack of heat.

Unit A5 Pros: Our bldg is cleaned most days by the super and a cleaning person, we have once a month pest spraying, garbage area in basement is cared for. Super/management is very responsive if you are a new renter who is not rent controlled. Cons: Most residents who are rent controlled do not get responses fast from management or super. Issues around heat and water persist for them. If you do not sign up for monthly spraying, roaches get bad. We ended up moving out after 8 years because they broke from our rent stabilization to raise our rent by hundreds. We were already considering moving out of state, but we made a final decision when we were told our rent was going up significantly. Advice to landlord: Take better care of your rent controlled apartments. The issues that exist for them impact new renters as well as old. Water issues turn into leaks for everyone, pest management creates issues for the building. Also new renters want their neighbors taken care of.
