“Pros: The location and neighborhood are great, we love all the local businesses. Apartments are pretty generously sized for the area. Active tenants' coalition! Cons: Management is difficult to reason with. Repairs are often short lived or half measures. The building needs major restorative work that the owner refuses to pay for. Some units are far less problematic than others. Staying on top of making maintenance requests plus 311 complaints tends to yield passable results, but it takes a lot of effort to stay on top of it all. Advice to landlord: Sugar Hill Capital, stop being cheap soulless ghosts! If you want to make money off of withholding housing (a human right) you are legally an morally obligated to maintain it! Get it together, or just cut the losses and drop the building.”
— 4850 BROADWAY · Manhattan“Unit 4G Pros: The unit is spacious. There were no mice on the 4th floor. Cons: It took management a month to replace a 100 year old pipe in the bathroom. They did that within the first month of move in. With certain things, management is responsive, but will completely ignore the things it deems more minor.”
— 4850 BROADWAY · Manhattan“Pros: Great location near 1 and A train, near Bx12 bus to the Bronx, easy bus ride to Target. Near parks. Beautiful view of The Cloisters. Clean building, updated apartments, great pest control practices, very responsive super. Granite tops and dishwasher in kitchen. Large 1 bedroom apartment with separate kitchen. Cons: Stolen mail all of the time. Low water pressure on the 5th floor, bad insulation (too cold in winter and too hot in the summer). Advice to landlord: Install a package locker to deal with stolen mail problem.”
— 4850 BROADWAY · Manhattan“Pros: Pretty quiet. Not the dirtiest. Cons: Super will not fix anything properly if you live in a rent controlled unit. Building has potential but isnt cleaned enough. Packages are stolen on a daily basis. You need a police report to do anything and no one follows through. No elevator. Advice to landlord: Whats the point of having a camera if you arent going to do anything about stolen packages? Up keep the cleanliness of the building. Rent is too expensive for it to be so dirty. Everyone deserve to live in a clean space.”
— 4850 BROADWAY · Manhattan“Pros: Close to public transportation Cons: Almost everything you can think of Advice to landlord: Stop being cheap and invest in the building and the people you rent out your property”
