“Pros: No one cares about anything so you can do whatever you want. Cons: The management doesn’t care about anything issues you may have. The super is unresponsive, and even if you manage to see him in person, he lies to your face that he’ll look at your issue tomorrow. Tomorrow never comes. Garbage management and cleaning is done by homeless looking people. Advice to landlord: Fire the super.”

“Pros: The building has a lot of potential. The apartments are more spacious than most new developments, and the community of neighbors here is truly great. Cons: Management shows little concern for tenant issues. The building has ongoing mold problems that are repeatedly “fixed” by painting over them rather than addressing the root cause. Security is also a concern due to the poor layout and lack of secured doors, issues that remain unresolved. On top of this, the building is not being cleaned properly because management cut back the cleaners’ hours to save money. Inside the apartments, there are also problems with how the kitchen counters were built. In our unit, the only drawer in the kitchen was installed incorrectly, and instead of fixing it, management suggested we just stop using it entirely, leaving us without a functional drawer in the kitchen. Advice to landlord: Actually do something about tenants' complaints.”

“Pros: Near prospect park. Cons: Huge growths of mold throughout the lower levels that management painted over multiple times instead of addressing, despite numerous calls to 311 and health department. The HVAC units throughout the entire building are COMPLETELY filled with mold. We requested maintenance on ours, but got no reply. My cat grew extremely sick and died a few months after moving in. I got a new cat, and it began showing the same, exact symptoms, which completely went away immediately after moving out. Air quality sensors also consistently measured dangerously high levels of formaldehyde gas in the building. Building amenities we are paying for are completely unusable because of mold and stench. Multiple break-ins in which our stuff was stolen, and a know sexual predator broke in and harassed two women. Management DID NOT NOTIF TENANTS of any of these incidents, endangering all of our safety, including children in the building. Management lied about filing a police report, and refused to provide video evidence that would identify the suspect in the indecent exposure/sexual harassment incident. Con-Ed connected all apartments to the wrong apartment, so everyone has been either not paying or paying someone else’s bill for a year. Con Ed said management is necessary to resolve the issue, but management has refused to comply, leaving tenants all paying random, huge bills. Management fired cleaner and did not hire a new one so common spaces are filthy. A large fire in a neighboring building caused excessive smoke damage to multiple apartments, which was not properly addressed. The entire building is just cheaply made to maximize profit for management. Tenants who complain are told that they can just move out. Management is unresponsive, condescending, rude, completely negligent, and endangers tenants. I cannot recommend agains this building strongly enough. DO NOT LIVE HERE. Advice to landlord: Start caring about the well-being of your tenants. You will not get away with this level of negligence forever.”

“Pros: The neighbors are awesome - everyone lends a hand to help each other. Cons: They rushed to build this building which now tenants are paying the price for a massive mold issue. A new building should not have any issues of this kind so this tells you the HVAC system was poorly installed and was not properly tested. They had people moving in when there was still construction happening...Other issues with the building include lack of cleanliness, lack of security (been several break-ins with theives stealing packages and a homeless man was roaming around the hallways touching himself inappropriately), the backyard area is unfinished with heaps of dirt and trash - I feel sorry for those who live in the back of the buidling because that's their view), the co-working lounge isn't finished so no one can stay down for too long (no kitchette, no bathroom on the floor, no water cooler, and there's mold) and the courtyard looks cheaply designed compared to other new buildings (cheap furniture and two games). Advice to landlord: Do better”

“Pros: The street is quiet Cons: Mold issues are rampant throughout the building, including within units. The cellar floor and the first floor are the most affected but it’s just a matter of time until all floors are infested. Check 311 records The building is not clean. The trash smells bad. They dont clean or vacuum all floors regularly. There are giant flies on the cellar from all the maggots coming from the trash room. No pest control whatsoever. The management is TERRIBLE. All they do is send chatgpt replies to complaints and cut corners to improperly address issues with the building. They break the law all the time by not handling things according to housing laws. Like the mold remediation issues. (They just paint over it and have never hired a remediation company or inform tenants of the presence of mold). One of the managers is EXTREMELY rude and condescending. Anytime issues are brought it they just say you can break your lease if you dont like the building, rather than being accountable and honor tenants’ rights to a clean, safe building, they put the burden on tenants letting them know they can move, as if relocation wasn’t extremely costly in nyc. Some apartments still smell like smoke months after there was a fire in the next building. They have not cleaned vents or hired the a company to properly address the issue. Instead, they send “cleaners” who mop your floor with a dirty mop, hoping that is enough. There is no functioning HVAC system in the common areas. The building smells musty as a result. The windows in the common areas dont open either which doesnt help with air recirculation. The security is terrible and they dont care. The amenities are not completed and they have been shutting down some of the offerings now that they got their tax break. The coworking space has leaks and peeling paint. There are leaks everywhere. I havent been able to pay coned since i moved in because there is a huge issue with the meters This building is a hazard and the best thing you can do is to avoid this trap. Advice to landlord: Respect and follow housing laws and invest in fixing the problems you all created by being cheap with the construction budget. Also, FINISH THE BUILDING! It is not done being constructed and you know this.”

“Unit 3A Pros: They gave us 2 months free rent Cons: - mold in many apartments and the building at large - most amenities were not really finished, like they just pretended to have them to get tax breaks - owners are terrible - someone broke in and was masturbating in the hallway and the management did nothing and lost the video recording footage - a.c. units broken and management won't come fix - lots of tiny issues with the apartment, poor building quality - high levels of formaldehyde gas in the apartment, likely from cheap building materials that weren't offgassed before the unit was rented - the price is very high for what you get - elevator breaks a lot - lots of drain moth flies in many apartments - organized criminals forcefully entered the complex, broke into the package room, and stole everyone's packages. Management didn't even alert anyone of this, or care, and we found out only from word of mouth - management suuucks do not live here Advice to landlord: get a new management company, stop being a bad landlord”
