“Unit B406 Pros: Rent stabilized, convenient to subway, spacious Cons: Located at a busy traffic junction you do get a lot of noises including early morning sirens and rowdiness from the cannabis restaurant across the street. Location wise it is close to more sketchy areas and definitely less going on than Jackson ave LIC apartments. The walls are thin, and it didn't help that the neighbors love to party and watch loud movies. The slightest scratches leave a mark on the wall. The bathroom didn't have a ventilafion fan so there's potential mold issue. Lastly but also very importantly, the landlord is all nice until you need to end the lease early - they were so inflexible that even after we paid their specified exclusive broker a full month of rent to find the next tenant, they made us pay a prorated rent before the next tenant moved in, even though we already vacated the place. These corporate landlords are out to get every cent when giving you the most cheaply finished place to live.”

Cons: The building is incredibly warm in winter, to the point where it is uncomfortable. The walls between apartments are pretty thin--when my neighbor opens their door, I can hear it so clearly that it sounds like my own door is opening. The courtyard is somehow infested with mosquitos in the summer, moreso than the surrounding area.”

— 44-80 11 STREET · Queens“Pros: Clean building and amenities. Responsive and nice super and staff. Always available when needed. Quiet. Very soundproof. When you are inside your apartment you hear nearly nobody else unless someone is in the hallway. Has a good gym and laundry in the building. Everything is taken care of well. Cons: Some issues with logistics in the building. For example fridge has an ice maker you can't use because the water pipe is on the other side of the kitchen. This is in many apartments. Bathroom mirror is too low so it's hard to put anything on the sink and open the cabinet without knocking things over. Hot/cold sometimes flipped on taps. Weird things like that. You can overlook all of it but it's very strange. Other than that, living here is great! Advice to landlord: Please take note of logistic details mentioned and if possible they should be fixed. Also the building has enough tenants that may warrant some sort of building chat platform so tenants can speak to each other (I've seen this elsewhere). And please fix the laundry machines! A few have been broken for months. Otherwise, no complaints.”
