“Unit 3C Pros: Responsive management, clean building Cons: lot of people coming in and out (minor issue) Advice to landlord: Good work!”

“Pros: Modern. Nice tenants. Super is responsive. Cons: Apartments are tiny and not like the AI-generated photos. Poor air circulation and dark.”

“Unit 2D Pros: The super is nice. It’s very young people living in the building. Cons: Within weeks of us moving in there was a roach outside on our floor dead lying there for over a week. There was also in this period of flood happening of water seeping down from the fifth floor (we were on the second) that damage or air conditioner that we had yet to install. We also had a mice infestation coming out of the pocket doors, which had no possible solution given the gap between the floor and the door. The apartment was left in bad condition from the previous tenants. We emailed the landlord multiple times for some type of restitution from the flooding that happened (it took them 3 weeks to resolve the molding paint on the ceiling) and they had no response. After over a month of emailing, they responded with one sentence saying you can break your lease. When we responded, confirming we would get our security deposit back, they did not respond again. We had super loud neighbors blasting music (so loud I could literally tell what song was playing) and management ignored our emails to ask them to quiet down. This would happen anytime from 7 AM through 11 PM. I also ignored us when we knocked on the door. Overall, I could not recommend this place any less. The finishings were also very cheap and not well constructed; we had a consistent leak in our faucet that just never was resolved. The windows are also not soundproof and you will be able to hear anything on ninth or 10th Ave. the washer dryer takes seven hours to run a full load (one hour for wash, 6 hours for dry). DO NOT MAKE THE SAME MISTAKE WE DID. Advice to landlord: Actually respond to your f**king emails and treat us with the respect that we pay for.”

“Pros: Highly responsive super (Kris) to our maintenance issues, no issues with hot water (just took some time in the winter), garbage cleaned quickly, elevator always works Cons: Heat only included in one room Saw a cockroach in room Pipe in room creaks/clanks too loudly in winter”

“Pros: Super is very responsive, knowledgeable, and helpful. Nice appliances. Hardwood floors throughout. Tall ceilings and good sized bedrooms. Cons: Little kitchen counter space. Elevator is very loud. Heat set way too hot in the winter. Extremely poor management- not responsive at all, not willing to earn current tenant loyalty, oblivious to current market rates.”

“Pros: - they renovated our kitchen and bathroom - live in super - no brokers fee Cons: - hallway smells so bad - stolen packages - dead bugs, roaches - laundry room is right next to trash room so there is plenty of bugs (both dead and alive) and the place looks like it hasn’t been cleaned in about 47 years - reports of people using their place as an air bnb so will occasionally see random families with luggage come in and out - building has rats in the walls and in the ceiling, hear scratching in walls all the time - place is very small so rent is too high in my opinion - area is very sketchy, especially in the summer. Plenty of crime here. - management will NEVER respond to you Advice to landlord: Please clean up the laundry room”

“Unit 2B Pros: Modern appliances, helpful superintendent, shared spaces kept clean Cons: Package theft was an issue, management is absolutely atrocious at helping with things (bathroom flooding from upstairs neighbors for months, but they finally gave us a one month discount of about 10% on rent so fair treatment. Rats and roaches were an intermittent issue but always addressed promptly”

“Pros: Quiet street for Hell’s Kitchen Laundry in the building Cons: Massive rodent and roach problem. We have multiple 311 complaints and nothing was solved in our time there. Management is completely unresponsive and does not care.”

“Pros: For midtown, this is honestly not a bad place to rent. The online portal made it easy to track repairs status, and the elevator was a great bonus. Cons: Roaches, but I think that's to be expected at this point. Also the rent increases post-covid bordered on criminal.”

“Pros: Clean, easy commute, cozy. Great appliances, washer / dryer in unit. Great electrical, lots of outlets and power distribution (hard to trip a breaker) Good storage space. Cons: Bad management. Issues were never addressed on time, new super arrived during lease and had to communicate with them privately to have issues fixed. Some issues never fixed. Poor insulation, always cold In the winter. Advice to landlord: Find some time to answer emails, update tenant portal, and help tenants with issues.”

“Unit 5F Pros: Virtual doorman is convenient. You can buzz people and packages in remotely. Units vary a lot, but mine had good light, nicely renovated kitchen, and big rooms. Beautiful hardwood floors. Laundry in the building. Cons: The apartment doors are hollow therefore ANY sound in the hallway comes in. Walls are also thin. Garbage room has a history of being absolutely disgusting, though the new super seems to have a better handle on it. Packages can get stolen. Airbnb frequently on the weekends. Ceilings have spots with recurring leaks when it rains. Oversized windows make installing an ac difficult. Some outlets dont work. Advice to landlord: Maintenance at a detailed level, like doorknobs, crumbling paint, clean floors improves quality of life greatly. Install a garbage shoot on each floor. Bring back the package table.”
