“Unit 1B Pros: Lovely neighbors, well located, surprisingly pest free for being above a restaurant. A nice amount of space. Cons: Above a bar, issues with heat and hot water, trash around the corner, hallways are disgusting. Super is kind but will ignore you completely for days, weeks, months. Issues with plumbing in the building that cause ceiling leaks. The building has rent controlled tenants, and I think the owner intentionally keeps it shitty to push them out. Advice to landlord: Actually fix things. Stop being cheap about heat.”

— 428 AMSTERDAM AVENUE · Manhattan“Unit 2A Pros: Location! Around the corner from Zabars, both parks, close to everything. Is on a main avenue, but still pretty quiet for Manhattan. Property manager is overall kind. Fair renewal rates offered with time to review. Pet friendly; good amount of space. Received deposits back in full. Cons: Most everything else! So many problems on top of problems. An old, old building that gets very cold. We saw several cockroaches (next to a seafood restaurant) and had mouse infestation, droppings found in cabinets and all over apt. Insufficient heat and incorrectly piped radiators, leaked dirty water and didnt heat. Terrible management and response times, working with back-end office also difficult/stressful. Major leaks in building necessitating wall repair; water damage. A struggle to get things fixed - super not very responsive. He is a nice man and a decent super, but not as available as led to believe, and had to contact several times for most repairs. Water temperature also went in and out - no hot water, or went from cold to extremely hot. Necessitated frequent boiler repairs. Advice to landlord: Take better care of the building and offer better extermination services, or follow up on the reports from exterminators.”

— 428 AMSTERDAM AVENUE · Manhattan“Pros: The area is great. Always something to do. Close to the train & laundry Cons: Management is hard to reach & rude. My apartment had mice. A lot of issues with mail never making it through the door, yet the door lock doesn't work. Advice to landlord: The building needs a lot of renovations”
