“Unit 1w Pros: Cheap rent, close to subway, some units are large Cons: There is a drug dealer living here. He frequently breaks the front door so that addicts have easy access to the building. They poop/pee and leave trash in the building. If you say anything to the drug addicts/dealer, they will harass you every time they see you. They even through a bottle through my window just because I asked them nicely to stop breaking the door. Management is also terrible, the manager Jay is a rude bully. They do nothing to take care of the building. My heat goes out frequently, there are roaches, cracked tiles that I've cut my feet on. The superintident doesnt work after hours or on weekends so if you have an emergency during those times youre screwed. The manager Jay will harass you if you report them to 311. I am moving soon and I have a broken light fixture (not just the bulb), refrigerator, no heat. I've asked for all of things to be repaired. They say they will and do nothing. If you can please avoid this building and the company that owns it. They are not good or nice people and they will drop the facade as soon as you sign. If you stay here, I genuinely wish you the best of luck Advice to landlord: Follow the law. Your tenants deserve better. Dont knowingly rent a dangerous building to unsuspecting people”
— 424 EAST 148 STREET · Bronx“Unit 4w Pros: Only 8 apartments in the building which is great. Specious and beautiful apartment, lots of closet space, quiet area, right by the train, high ceilings, beautiful brick wall. Cons: Roaches. Exterminator unprofessional and roaches never left. Had to get my own exterminator. Management lies about fixing issues but never does, management isn’t reliable, super isn’t too helpful with repairs (he blames it on management). A lot of junkies shooting up across the street. Third avenue is not a great neighborhood but the building is located in a secluded area so you don’t experience the bad part of third avenue. Advice to landlord: Try to help your tenants when they continuously email you about problems. Try to clean the hallways to the building more often, be more conscious of the tenants and they’re lifestyle (there is a hoarder on the first floor who may be the reason behind the roach infestation).”
— 420 EAST 148 STREET · Bronx“Unit BSMT Pros: After living there for 3 years, there were none. Cons: They're extremely slow to fix issues. Their response time especially on the weekends are nonexistent. No live-in super so no repairs were made in case of emergency until the next day if that. They do not offer any kind of protection from the constant homeless people breaking into the building and breaking into your mailbox. There's literally drug dealers standing at the front of the building every single day. Trash piles up because there is no super and is just either tossed to the side somewhere else or piles up everywhere. Termites like crazy in the basement Roaches on all floors, 311 has been notified and they've been fined but no fixes. Rodents are literally running through the walls every day. If you're in the basement, it CONSTANTLY floods, every 3 months at the minimum had to move out because of it. Management are the worst people in the universe. Review all 311 complaints before daring to live here. Advice to landlord: Stop playing games.”
