— 66 EAST 34 STREET · Manhattan“Pros: Right by the 6 train. Apartments are decently sized. Some of the doormen are really nice. Cons: Mice everywhere. The building does absolutely nothing to prevent infestations—no proactive maintenance like sealing up holes in all apartments. Instead, they just wait for tenants to complain after seeing one. By the time you spot a mouse, it’s already been there multiple times. I’ve also seen mice and roaches in the dirty laundry room. Disgusting. The apartments run very hot. Great in the winter (no need to turn on the heat), but an absolute nightmare in the summer. And spring. And fall. The building refuses to adjust heat/AC settings for the actual weather. We’re living in a climate crisis, but apparently no one here got the memo. Their only advice? “Open a window.” The windows barely open. I’ve had to sleep countless nights in someone else’s apartment because mine was inhabitable. Maintenance is slow, unhelpful, and generally useless. The super and management is rude, aggressive, and straight-up gaslights you if you bring up issues. They are worse than slumlords in my opinion. Low sunlight in most units. Kitchens are laughably tiny compared to the overall size of the apartments. Walls have basically no soundproofing- you’ll hear sirens and street noise like you’re living outside.”

I never saw a bug or rodent on my floor Cons: You can't control when the management switches to AC/Heat. I lived on one of the higher floors, and it was always miserably hot at least 2-3 months out of the year. The windows only crack, so there's not much you can do to cool down the apartment. It's hard to justify the rent increases with how hot it is. Advice to landlord: Turn on the AC earlier and provide space heaters to the few elderly tenants that want to keep the heat on.”

The doormen and staff are really kind Cons: The apartments are super small and the kitchen is the size of a closet. You barely get any sun unless you’re along the outside of the building. We also had a pretty bad mice and roach issue especially because we had a dog and they liked dog food. We had a crazy neighbor and the super was so nasty and mean - awful man. Advice to landlord: The super was one of the reasons why we wanted to leave so tell him to watch his attitude.”

Its horrible!!! - They give you violations if your apartment is not 90% carpeted - noise from apartments above is SO loud because the floors are so old - downstairs neighbors made my life miserable with noise complaints when i was asleep in bed Advice to landlord: Figure out your rat problem”

Cons: - The biggest issue I've faced is the heat vs. air conditioner. The heat comes on too early making the apartment insanely hot from Sept/Oct until it cools down significantly and April/May until the air conditioner is turned on. These 2-3 months of the year are miserable in the apartment. My apartment temperature goes up to 86 degrees during these months at times. - Can be some rodent issues here and there. Although the building maintenance is always helpful in this situation. - I wish the windows opened slightly more than they do. Advice to landlord: The heating vs. cooling months need to be reconsidered. It's absolutely unbearable to have the apartment as hot as it becomes.”

In our previous unit in this building, we had a roach problem in the kitchen because of open vents and holes from the careless assembly of kitchen appliances. We moved to a different unit where we currently have caught THREE mice in the kitchen with a FOURTH running around. We are clean and tidy tenants who never leave food out, take the trash out every day, and promptly do the dishes. We have called the exterminator 4 times now, and they plugged up every hole in the kitchen, but we still see mouse droppings between the kitchen cabinets and now even in the living room. Management is horrid--it takes numerous calls and emails until they finally decide to respond because they clearly do not want to face any problems. We have been told we can't break our lease despite the hazardous living conditions, and the super does not acknowledge the presence of mice in our apartment even though we have video evidence of the mice. Advice to landlord: Offer tangible solutions and reparations for poor pest control”

Blames the tenant for any issues and is really nasty when a problem is brought up. Non responsive to emails and when he does respond, ignored the issues at hand. The construction may be worse than the landlord. They told us 3 months when we moved in, going on 2 years now. Advice to landlord: Be kind to your tenants. Speak to them with humility and respect. Try to resolve matters in a professional manner, rather than through bullying and harassment. Do not lie about construction length.”
