“Unit 2A Pros: The super is very attentive Building is relatively clean Cons: Heat in the winter is sparse Basement/laundry room could be better kept Washers and dryers are shared with the 3 buildings and occasionally breakdown(this is the laundry company’s responsibility)”
— 405 EAST 69 STREET · Manhattan“Pros: Location is very convenient, the superintendent is amazing Cons: Management is terrible, they lie about fees and are unresponsive. They tried to threaten me with something that I knew was illegal, but when you're stressed about moving, it can be difficult to call someone's bluff - I had an issue with my bank and tried to fix it immediately and they told me if I didn't sort it out before the end of the business day, they were going to throw my lease away, despite me having already signed it and putting down a deposit. They also threatened to charge me for having to reschedule an apartment viewing when I had COVID. Would not recommend. Advice to landlord: Fire whoever is managing the property at Landmark, he is extremely rude and aggressive and is going to get you all sued.”
— 405 EAST 69 STREET · Manhattan“Pros: My unit was renovated, so it was nice to have an updated bathroom. Another plus is that the live-in super is very responsive and helpful. Cons: It definitely got noisy in the back because of the terraces in the units below. Very little natural light. Main issue was that I was concerned with asbestos the last year I lived there since a fire in an adjoining building (same prop co.) forced all tenants to evacuate and the building remained empty due to asbestos. Seems odd that our adjoined building was magically asbestos free. Advice to landlord: Do a full check for toxic materials in the building please!”
— 405 EAST 69 STREET · Manhattan“Pros: Building is in a nice neighborhood. Cons: Landlord is horrible. Heat comes on when they decide to put it on. Apartments are cold. Building takes long to respond to issues and/or doesn’t respond at all. Superintendents are useless. Landlord does not keep up with necessary upkeep of apartments and building. Advice to landlord: Treat the apartment building as if someone in your family lived in it. Treat your tenants better than you do. Paint the hallways. Keep up with necessary upkeep of individual apartments. Stop putting the heat on when you please. Especially in the winter. It’s cold outside. Tenants should have heat on throughout the day, even if it’s on low. Instead there is no heat at all except for every 4-5 hours for 30-40 minutes.”
— 405 EAST 69 STREET · Manhattan“Pros: I’ve lived here for 2 years & granted, it’s an old building so it has its flaws. However, management has always been quick to respond & our super is quick to arrive to fix it. Even through the pandemic, we were able to get small & large requests completed. We don’t experience bugs in the building or unit and the heat is consistent throughout winter months. It isn’t a rent stabilized building but they weren’t going to increase rent on the next lease if we signed, I’m assuming due to the pandemic. Cons: Older buildings have their issues so definitely keep that in mind. My main complaint would be our neighbors who consistently smoke inside their unit so the 4th floor always smells like cigarettes. Advice to landlord: Take action with tenants violating lease clauses faster. Otherwise, it was an overall pleasant experience living here.”
