“Pros: - Cheap rent for the location. 15 minute walk from central Williamsburg Cons: - MOUSE PROBLEM. The exterminator told us many tenants complain about mouse problems. We had to have 2 exterminators come to fully fix the problem. - Overall upkeep of the building is very poor. I've lived there almost 2 years now and have seen someone cleaning the lobby maybe twice. Overall very dirty - EVERY SINGLE PACKAGE GETS STOLEN. Management doesn't do anything about it. Many drug users on S 5th street, which I suspect is why. I do not order packages to my apartment anymore as I've had over $500 worth of packages get stolen Advice to landlord: Take better care of the building”

“Pros: When you submit a problem to the portal, they respond quickly and usually send someone within a day or two to fix the issue. Cons: We have roaches and other bugs (spiders, crickets?) We had a leak in two windows that went unsolved for almost a year, there’s so much trash in front of the building and in the hallways, and our neighbors prop their door open and play music loudly.”

“Unit 24 Pros: The building is on a relatively nice street in Williamsburg, lots of trees and homeowners who take care of their space. It is also right around the corner from the train and surprisingly I rarely notice the sounds from the train. The people who have lived in the building for a while are very friendly and welcoming. Cons: For starters, the application process was pretty stressful. They made us pay the broker's fee upfront as a "good faith deposit" which basically said that if we got approved we would accept and that money would be used as the broker's fee, but if we were approved and didn't accept we would lose the entire broker's fee ($3,888). Obviously the NYC apartment scene is very chaotic and fast paced, so this made it impossible to look for other places while we waited to hear back from the rental company (it took 10 days because it happened to coincide with a holiday). Basically, if we didn't get approved we would lost over a week of apartment hunting. The building is quite dirty, I often see roaches and trash in the hallways, but that's typical in any NYC apartment. Unfortunately there are package thieves so I have to order almost all packages to my work address. Additionally, there are people in the building who smoke crack and aren't shy about it. One of them is a wanted criminal, and the cops have by trying to get him for some time. Overall, its not too bad and no one really bothers you. Advice to landlord: Figure out the crackhead situation and hire someone to clean the building quarterly or every 6 months.”

“Unit 17 Pros: The location is incredible Cons: Management is generally unresponsive and abusive when you do get a response, packages stolen regularly, drugs used openly most nights by a tenant, terrible pest control outside - the rats aren’t even scared any more.”

“Pros: Good location, close to the subway Cons: The repairs they do to this building is pretty wild, complete patch ups when the ceiling comes down, never really addressing leaks. I spoke to a neighbor once who told me someone broke into their apartment but didn't steal anything, the super and the property owner doesn't seem to care. Seemed like a very bizarre situation to me. Packages get stolen all the time.”

“Pros: Location, thick walls Cons: Street traffic, noisy street, it can take a while to get any substantial repairs done. Many of the fixes are just patches not fundamental repairs. For example, upon knowing a building inspector was coming they simply painted over mold in the bathroom. It takes pressure to get things done the right way and even then sometimes it feels like an uphill battle. Management seems more Focused on making the building alluring to new, shorter term tenants, through glossy but shoddy renovations, than truly fixing anything but that is a well-work tale in NYC at this point. Many tenants are slobs about trash and I feel sorry for the maintenance crew who is responsible for cleaning up after them. Someone broke into my apartment and removed the lock (my assumption is it was maintenance who was angry because I had asked him to fix my filthy backed up tub on a saturday) as what seemed to be a form of intimidation. management didnt care at all. there was a camera in the hall that they said they couldn't review for some reason. really terrible people manage this place. Advice to landlord: Give a shit”
