“Pros: High ceiling, nice configuration for my unit, shower not bath tub, close to subways, great resto around, lots of storage for my unit, close to a lot of great places, convenient Cons: NOISE from the pub til 2-3am, early AM garbage pickup, cleaner truck noise, having trouble sleeping most of the time, woken up 3-4 times every night, no doorman, scary basement/laundry place, unclear directions, u need to be a proactive tenant to know how things work”

Cons: The live-in super and his family and friends who live with him were rude and smoked cigarettes inside his unit, leading the rest of the building to smell like cigarettes. Advice to landlord: Enforce non-smoke policy”
— 36 WEST 35 STREET · Manhattan“Pros: Within a few blocks of most subway lines. Great location if you don’t mind the noise from the bars. The noise doesn’t bother me, but it is noisy usually until 2 am. Cons: The apartments have thin walls, since large units had been modified into smaller ones, separating neighboring units with sheetrock only. I can hear my neighbors walking around their apartment, vacuum, listen to their playlist and sometimes their conversation. Also, cigarettes smoke travels from one apt to the next probably through the old vent system. The common areas need a lot of work. Needs better pest control. Advice to landlord: Improve the common area I terms of cleanliness. Laundry room has mold growing in the detergent cups.”
— 36 WEST 35 STREET · Manhattan“Pros: - Proximity to subways - Very nice neighbors Cons: - Carpet is ancient and very dirty, - Building is dilapidated and not maintained, - Street are full of obnoxiously loud homeless and drunks that scream at each other at night, -Bar across the street plays loud music every night, - In order to prevent the homeless from loitering on the front steps, the building attached a hose to the awning which is constantly dripping water. Water damage on the stoop is noticeable (paint chipped and stone concave from dripping), and drips on everyone entering the building, - Homeless permanently live next to the stoop, - Kixby Hotel across turned into a men’s homeless shelter, - The furniture in the lobby has been completely removed to prevent the homeless from sleeping on it, - Memos to residents are randomly plastered everywhere which makes this building seem like a frat house rather than a Manhattan residential building (ie. picture of a homeless who broke into the building in elevator and each floor have been hanging there for months now), Advice to landlord: The reason people move out prematurely is mentioned above.”
