“Pros: Literally have never seen a bug or rodent near or in this building, they do a great job with pest control. Has a really nice rooftop with a sick view. Maintenance is really responsive and they always have people cleaning the building which is really nice Cons: Heat is barely on in the winter, it was sooo cold. Elevator has broken a couple times but I will say they get it fixed very quickly. Laundry machines need maintenance every so often which can be really annoying.”

“Unit 3E Pros: Elevator building with trash shoot, shared laundry, and roof top Cons: Heat is uncontrollable and stays on until June, making the apartment 80° occasionally. Laundry in building, but requires quarters. There are certainly some out of date features that would be an easy update that would go a long way.”

“Pros: The building is very wells maintained. Anytime I had something that needed to be fixed I just submitted a ticket on the online portal and someone was there the same day. Elevator, trash chute, laundry, key fob entrance, this building really has almost ever ammenity. Cons: Overall no major cons. There are strict rules for the shared rooftop however they are not enforced.”

“Unit 4B Pros: Rooms are clean and nicely painted Cons: Horrible management by Jennifer Suarez. Extremely unprofessional and potentially unlawful conduct. Management refused to provide a copy of the lease, effectively depriving us of basic tenant protections and documentation required to assert our rights. Rent was then increased repeatedly and arbitrarily, without transparency or written justification. Payment practices were improper. Rent was consistently demanded in cash, and obtaining a receipt required multiple in-person visits, creating unnecessary barriers to maintaining proof of payment. Despite being notified several days in advance that rent would be only a few hours late — and that full payment would be made the same day — Ms. Suarez appeared early in the morning, repeatedly knocking and engaging in conduct that constitutes harassment. As new tenants unfamiliar with local tenant protections, we were subjected to an unlawful self-help eviction, forced to vacate the apartment within hours and left without housing. The apartment was returned in excellent condition. No alterations were made — not even a picture was hung — yet the security deposit was wrongfully withheld under the pretext of painting and renovations. This pattern of behavior reflects disregard for tenant rights, improper rent practices, and coercive tactics that raise serious concerns regarding compliance with housing regulations. Prospective tenants should proceed with caution. Advice to landlord: Strongly encouraged to review and update knowledge of all applicable New York City housing laws to avoid continued noncompliance.”

“Pros: The rooftop is amazing, great place to relax. Units are good. A/C, and centralized heat only. Cons: The management is not that good. They get really pushy if you have issues paying the rent, no matter what. They tend to increase it in case you are late, telling you that you can get evicted, even during Covid situations. They even increased the rent during the beginning of Covid, and later on when everybody decreased it, they just kept it as it was. If you want to pay rent with ACH deposits, you'll need to pay a fee. Considering you will do it 12 times, it's a considerable number. Advice to landlord: The plase is great, maintenance works super nice, but please rework the payments area.”

“Pros: The roof was really nice and everything is pretty much what you see in the tour. The landlords were very nice and attentive, sent back the full deposit without issue and there really wasn't any sense of sleaziness/cheating us that we had previously experienced in other small buildings. That being said we paid full freight for the remaining 10 months of our lease during a pandemic/price crash so they probably liked us. Cons: Have heard complaints from those living on the street side of the building that it is loud at night due to the bars (was not an issue at all on the back side rooms we had. Tenants were nice but could be gruff in a typical New Yorker way, interesting mix of locals and transplants. There were issues with people getting in and stealing packages in the lobby (never for us) so people may not let you inand were wary about those sorts of things which can be annoying. Steam heaters are also very very (too?) powerful but thats typical. My room had big air leaks through the external mounted AC/Heat system which was rough in Winter that they couldn't fix and I had to seal it off myself with a Advice to landlord: None, possibly soundproofing the front rooms.”
