Pros: - Apartment is centrally located to many wonderful restaurants, bars and shops - apartment is quiet, not too much on the block Cons: - trash management - the garbage room was constantly infested with rats - packages/mail UNSECURED - 10+ packages stolen during my stay - building super was responsive but often unhelpful - during the stay, a pipe had burst and had caused water damage. took a few days to get this fixed - many homeless folks would lie around the apartment in the neighboring restaurant storefronts

Unit 8 Pros: great location, walls are thick so i NEVER hear neighbors, short building across the street means plenty of light if you’re in the front part of the building. the super is very nice and is usually responsive. water pressure is great and heat is always on when necessary. hallways are kept relatively clean Cons: a few instances of cockroach problems (my apt has a balcony so could be that). the never ending scaffolding and workers outside my window is not great and has led to a very loud homeless woman living outside the building under the scaffolding. Advice to landlord: fresh paint in the hallways, speed up construction to get rid of the scaffolding

Unit 11 Pros: Everything outside the building - the location and the proximity to vital transportation, parks, markets, bars, restaurants, museums, nearby neighborhoods, cinemas, etc. Cons: Too many to list. Everything inside the building from rats, to roaches, to the terrible super who lets the building waste away. There’s homeless people who defecate on the stairs to the building. I see it more often than I care to admit. The rooftop has leaks. The scaffolding in the front of the facade has been up for 2 years because the owner has stopped paying workers. The floorboards are rotting. The hallways smell like garbage. The super is inept and unresponsive - the first week living here we didn’t have running water in the shower and it took 2 weeks to get it back. No discount on rent. We also didn’t have a refrigerator. The one we were supplied with was filled to the brim with a fierce mold infection. The super looked at me like I was crazy when I requested a new fridge. His response was “wipe it down with paper towels it’ll be fine”. Meanwhile the mold was so bad it was in places I couldn’t reach. I eventually had to purchase a new fridge out of pocket. Packages get stolen often. I stopped ordering them here. The mailboxes don’t shut correctly. The doors are not up to fire code as they don’t shut properly. The doors have creases and cracks in them to let pests inside. There’s only 3 outlets in the apartment. The toilet runs constantly. The kitchen has a massive hole behind the oven. The oven doesn’t work. The shower was not waterproofed and leaked so badly into the kitchen below our unit that we had to leave our apartment for 3 days while it got repaired. The owner is a degenerate slum lord who lets his building fall apart. He knows their will always be a steady supply of college students to fluctuate on year leases and he has no incentive to pay for the building repairs. Advice to landlord: Jump in traffic.

Pros: Good location, good price Cons: A piece on my window frame has been broken for 7 months, preventing me from locking it, and they still have not fixed it. I text my super about this regularly and he keeps saying he will check on it because management is supposed to send someone to fix it. It has been 7 months and no one has come. Same thing with our kitchen faucet, which has been leaking for 2 months. Horrible roach problem in the last few weeks, it's getting worse by the day and management refuses to help. We signed up for the exterminator but when he supposedly came to our building he didn't come to our apartment. We've been asking for over a week now when the next time he's coming is because we really need him in our apartment, and they haven't responded. We had a rat 2 days ago and informed the super and management, still nothing. I called the maintenance line yesterday and it sends you to a person that takes a message and gives it to management. I was told they would call me back either yesterday or today, but they never called back. I have also emailed them multiple times, no response. There were 3 roaches in my dishwasher today. They still won't do anything about it.

Pros: Super does an excelent job of maintaining cleanliness of the building. Something that people visit notice when entering the building. [The few] Folks who have lived in the building for decades are friendly. fairly secure when it comes to packages . I WFH and nights so, never had an issue but know it happens from time to time (likely from tailgating). Super is responsive, can't say the same about management. Great location!!!! Cons: first year, my rent went up $200 extra a month, the following $400. Heat and hot water isn't always reliable when you want an need it. i've had to call 311 a few times and know that other people in the building have as well Advice to landlord: if it's snowing out, i shouldn't have to ask why the heat/hot water isn't on

Pros: The location is unbeatable. The super was very friendly and tried his best to help with day to day maintenance (pretty responsive). But management never fixed the bigger problems Cons: - my unit on the 6th floor was infested with small german roaches for 2 years despite regular extermination - the heater and radiators were extremely loud and kept me up every night - shower would never stay warm and they blamed it on me living on the 6th floor Advice to landlord: Fix the radiator / heating system

Pros: Perfectly standard EV apartment; units all vary a lot. Two rooms in mine were relatively small, a third was a good size--we think the other two were probably one big living room that they put up walls in to make (aka charge for) a 3BR. Roof is dope. Cons: Super was pretty bad at responsiveness/helping with things, didn't keep the place super tidy. Landlord is unresponsive. You have to stay on top of them/pest control to get anything done. Also, one of our neighbors was a terrible smoker and the smell/secondhand smoke came into our unit but the management team was incredibly useless about it. Trash management is not ideal and definitely attracts pests. Some neighbors can be very loud/inconsiderate (mostly NYU kids/early 20s grads). Advice to landlord: Listen to tenant concerns and maybe people will actually stay in your building.

Pros: It’s decent for the price Cons: The loudest broken/ banging radiator you have ever heard in your life. Do not live here if you have trouble sleeping. Nothing has been done or will be done to fix it by unresponsive landlord. Advice to landlord: Respond to your tenants.
