“Pros: Love the area, the unit itself wasn't bad Cons: Terrible management, no responsiveness despite significant safety concerns about a squatter. They only contact you when they need your money for lease renewal”
— 338 EAST 70 STREET · Manhattan“Unit 3B Pros: The units are nice - updated kitchens and bathrooms, no glaring issues. The location is fairly quiet. Rent increases were not unreasonable but the units are overpriced for the lack of amenities and the size. The super is very friendly but forgetful - you have to text/call him multiple times to get him to come take care of something. Cons: The entryway/hallways are pretty run down and dirty. The trash room is also pretty gross. The biggest issue in the last two years I’ve lived here is that unfortunately there is a woman in the building who has paranoid schizophrenia and if she goes off her meds/has a mental break, it causes issues for everyone. We’ve had homeless people squatting in her apartment at her invitation, broken windows, and she will act out her paranoid delusions in public spaces and directed towards other tenants. According to the management company, she cannot be evicted, so she is there to stay. The management company/Jason is also not good at responding to emails or picking up the phone/responding to voicemails. Sometimes it feels like he is avoiding you if he doesn’t want to deal with whatever request or question the tenant has”

— 338 EAST 70 STREET · Manhattan“Pros: The Super and neighbors are friendly, location is great, and we’ve never had an issue with water or heat. Cons: Overpriced. The appliances (only a fridge and an oven are provided) are miniature and barely function. Walls are thin, floors are creaky, and the units are visibly “lived in.” But nothing is worse than the pests. In the summer we saw at least one roach per week, and in the winter mice would come in to the apartment through the heating vents. They have an “exterminator” come once a month but you don’t know what time he’ll be stopping by and if you’re not home you just don’t get services for the month. Advice to landlord: Apartment needs updates and immediate pest control, or at least a hefty drop in price.”
