Unit C5 Pros: Clean, well managed building. Packages are relatively safe - I have never gotten anything stolen and I have quite a few shipments come in each month, but I have heard some neighbors have had packages stolen, particularly during the holidays. Super and landlord are always very responsive. Great shared outdoor space - wonderful for having company over. Tenants have parties in the yard which can be noisy, but there is a rule that the yard cannot be used after 10pm which is generally followed. Cons: Mice can be in the trash cans by the entrance - somewhat unavoidable. I have never seen a rodent inside the building. I have seen some very small bugs, but everything minor overall. Advice to landlord: Great job!

Pros: Super safe (right next to a police precinct), very quiet street, building is generally quiet, outdoor space is free to use which is great, the trash and recycling are tidied up frequently, packages are safe. Cons: Sometimes bugs come up from the shower and living rooms are dark. Gets hot but easy to balance with AC unit.

Pros: Great location and quieter street because it’s right beside the police department. Cons: Way overpriced. The 331 e 5th units are very small and the layout is narrow making it difficult to furnish. There is legit no counter space, poorly architected design. No storage space at all. One very small closet. They built in walls to make a one bedroom but it just takes away space from the already small unit. The units are not well heated. The natural light is non existent. The landlord refuses to allow online payments. The courtyard is not well maintained (pics are misleading). I have friends who signed places on 4th 6th and 10th between 1st and 2nd Ave that have DOUBLE the space, elevator, dishwasher, real a/c, a lot of natural light, trash shoot, big closets and furnished rooftop for 2700$ (same price as 331 e 5th)! Advice to landlord: Should really consider getting online pay, it makes things more convenient for your tenants.

Pros: New appliances and bathroom was large for the apartment size. Had a common backyard. Cons: So small and so expensive. Hallway so small and filled with stuff you can barely walk. Heat broke the floorboards and made it uneven. Advice to landlord: Lower your rent.
