“Pros: Good location, good closet space. Good water pressure. Cons: The building’s management does not care about abiding by the law or how you live. There’s only a part-time súper who doesnt live in the building and is only available limited hours. Packages are stolen despite security cameras. Lobby wreaks of marijuana. Huge cockroach infestation with incompetent pest control. Heat broke multiple times throughout the winter and took days to fix.”
— 330 EAST 85 STREET · Manhattan“Unit 5H Pros: Responsive super, trash and recycling are taken out on time, updated interiors, well-maintained common areas (e.g., laundry room, foyer, etc.) Cons: Windows are not well-insulated so it gets cold in the winter, shower water temperature is limited, management company is slow to respond (in-building super is good though) and not particularly helpful, packages are frequently stolen from the foyer, occasional pests Advice to landlord: Respond to issues around stolen packages”
— 330 EAST 85 STREET · Manhattan“Pros: Nice super who is very responsive, keeps things clean and will fix small things in the apartment; newly renovated unit; great location; virtual doorman Cons: Incredibly unresponsive management which sometimes blocks super from being able to do his job; walls can be a little thin if your neighbor is loud; heat is always too hot come winter; theft of packages in lobby Advice to landlord: Be a little more respectful of your tenants. Responsiveness, if when you don't have immediate solutions, will go a long way. No need to put the blame on others, small actions on your end to show that you care will make this a go from a decent to great building”
— 330 EAST 85 STREET · Manhattan“Pros: The super is very responsive and tries to be helpful, unfortunately his bosses prefer to avoid spending money on fixing things whenever possible Cons: This building was built with 0 insulation between apartments. You will hear all neighbors even having a normal phone call or work meeting. Every step they take will shake all your walls. Neighbors are constantly fighting about noise bothering each other, but honestly its not their fault, the walls floors and ceilings are just paper thin. Management won't do any of it unless pushed *very* hard (there is 1 instance I know of, of them paying to open a wall and adding insulation) because the neighbors were fighting so aggressively over it Another great "feature" is your apartment will shake every time the elevator is used Advice to landlord: Open up the walls and floors, and some minimal insulation between apartments before charging luxury-like rents. Also time to install real security cameras instead of fake ones”

They are very delayed in getting their paperwork together. They also wouldn’t allow for a 2 year lease and forced me to end my least mid-summer when I started it during the winter. Very strategic and unfair to renters.”
