312 EAST 30TH, LLC · avg 3.8 ★★★★★ · New York City
“Pros: Live in super, nice family Great location Cons: Only Elevator in building breaks every day. Property management team is SO unresponsive and seems to not care. Multiple electrical issues, building overall seems extremely outdated and not sure how it’s still operational. None of these problems were ever presenting when touring the building. Advice to landlord: LISTEN to your tenants and act in THEIR best interest, not the capital management company’s. Negative WOM is easily avoidable if you actually worked to solve the problems and accommodate.”
— 312 EAST 30 STREET · Manhattan“Pros: Super and his family are so sweet, building is maintained beautifully, never a missing package or pest problem, quiet area always feels safe Cons: The elevator breaks constantly and the management doesn’t give a single fuck. Nice if you don’t live on the top floors which I do. Elevator should be getting replaced but also means I’ll be out of an elevator for over a month maybe two”
— 312 EAST 30 STREET · Manhattan“Pros: Not much street noise, easy access, in building laundry Cons: Constantly breaking elevator is annoying”
— 312 EAST 30 STREET · Manhattan“Pros: Saba is nice Cons: I live on the 15th floor. The elevator breaks consistently so it’s as if I live in a 15 floor walk up. Doug oberfield could does not care at all about the tenants and his job. I know this because he does not follow through with promises nor does he respond to complaints and he is greedy. I hope he is fired and replaced immediately. Advice to landlord: Fire Doug oberfield”
— 312 EAST 30 STREET · Manhattan“Unit 15B Pros: Very friendly & responsive live-in super Great location and views Updated unit amenities Cons: Faulty elevator & management can be difficult to communicate when addressing issues Doorman only there during the day, had some package thieves enter Advice to landlord: Respond to tenants faster & invest in tech upgrades”
— 312 EAST 30 STREET · Manhattan“Pros: Responsive Super Working Central A/C Good Doormen / Package Protection Good location Quiet on higher floors Cons: Some laundry machines not working properly”
— 312 EAST 30 STREET · Manhattan“Pros: - Great super and doorman - Clean and quiet neighborhood Cons: - Some units were home to frat bros which had loud parties on their balcony which was occasionally annoying”
— 312 EAST 30 STREET · Manhattan“Unit 11E Pros: Super was always on-site and helped you immediately Clean apartment Doorman for safety Renovated kitchens and bathrooms Nice Views of the City Cons: Laundry machines not always best Slow elevator (only one that goes up and down)”
— 312 EAST 30 STREET · Manhattan“Pros: Great super, nice lobby, some units are recently renovated, outdoor space on the roof, good laundry room Cons: Elevator breaks very frequently, and only 1 elevator makes it inconvenient for anyone living on higher floors. Laundry room can smell sometimes due to proximity to trash”
— 312 EAST 30 STREET · Manhattan“Unit 6C Pros: Location is pretty good with a bunch of citibikes stand nearby to compensate for the subway distance David is a great doorman Cons: Elevator breaks down a LOT Garbage floor is sometimes overflowing”
— 312 EAST 30 STREET · Manhattan“Pros: Friendly doorman & cleanliness of the building Cons: One of the rooms did not have a proper heating unit. (other areas had proper temperature control AC/heat units) It would be freezing in the fall/winter so we had to buy our own space heater. We could hear everything our neighbor was saying in the bathroom. Having only one small elevator for this big building was not enough, especially in the morning.”
— 312 EAST 30 STREET · Manhattan“Pros: Cleanliness, Balconies, Washer/dryer in unit or downstairs Cons: Doormen are rarely there, many things in the units are constantly falling apart, if the temp goes below 50 the heater turns on full blast and there is no control”
— 312 EAST 30 STREET · Manhattan“Pros: Location Not a noisy building Trash easy to deal with Doorman Cons: one elevator for a busy building washer/dryers aren't the best”
— 312 EAST 30 STREET · Manhattan“Pros: very clean and maintained Cons: Could be a little noisy but nothing crazy”
— 312 EAST 30 STREET · Manhattan“Pros: Property manager and leasing agents are very nice and helpful. Doormen are also great. Have not had issues with other tenants. Apt size/view are good for the rent. Cons: Pests: roaches, both in the apartments and basement where the trash overflows into the middle of the hallway and then there are tons of flies that end up getting into the elevator and making it onto other floors/into your apartment. Management: building staff are great but ADRE is a nightmare to work with and often will ignore emails or calls. Noise control: Insulation between apartments is good, but you can hear every word that’s uttered echoing in the hallway and sound from other apartments on the floor; given how few apartments there are on each floor, it’s not a big deal. If you live facing the street, know that loud refrigerated trucks often idle out back of Fairway which can be very noisy. Only one elevator and when it’s broken that means taking the stairs until it gets fixed - happens several times per year for a day or longer if over the weekend. Advice to landlord: If the overflowing trash and roach problem were taken care of, I could recommend this building to others.”
