— 31-50 33 STREET · Queens“Unit 9D Pros: The only thing I appreciated about living in this building was my sweet, next door neighbors who were very kind to myself and my partner throughout such a rough living experience and dealing with management. Cons: This was probably one of the worst rental experiences I've ever had in my entire life. My partner and I dealt with terrible mold in our kitchen for a solid 8 months of living in this space for only a year. Management was unorganized, unresponsive, did not take any form of accountability for anything whatsoever, and then gaslit us at the end once they finally addressed the issue, making us pay for numerous months of not having a usable or safe kitchen to cook in. We wasted money, time, and our mental and physical health was greatly impacted as a result of their disregard for our lives. I would never, in a million years, recommend this building or management company (Phoenix Management 23 LLC, formerly known as Pistilli Realty Group) to anyone, or wish upon anyone else what we had to go through. Please do yourself a favor and never, EVER, rent from this company or from the landlord Michael Pistilli. Absolutely horrific experience and will never again be giving them my money for as long as I live. Advice to landlord: You only have one, barely hands-on job, and it's to make sure the space your tenants live in is ACTUALLY LIVABLE. You were unable to provide the bare minimum for myself and my partner, and I'm assuming many others as well based on the reviews I've been reading. All I can say is that I believe things come back around, hope it doesn't hit you too hard when it does.”

Throughout my many years in this building, there was barely any heat in the winter, requiring daily use of a space heater. The electrical wiring is so outdated that you cannot run two high– voltage appliances at the same time. For example, running the microwave and an iron at the same time would blow the fuses in the entire apartment. The landlords were generally on responsive to any concerns you voiced about your apartment or the property. Advice to landlord: Treat tenants with the respect that they deserve and care about something other than your bottom line.”

The Super is rude, never available during regular hours (8am-5pm) Always tries to "fix" things late at night 8pm- 11pm. The management company Pistilli, is unprofessional. They do not listen to complaints or concerns of tenants. 12 units haven't had Gas for over 2 months. They harassed tenants without gas for calling 311 to report their negligence. Advice to landlord: Listen to your tenants, Fix the gas and other issues, and don't send the super to harass them.”

We had to call him multiple times for the same issue. It still leaks, we just rather not use the sink as much. Now our toilet leaks as well. We also got locked inside due to a bad door knob. Oh and our living room floor has a HUGE dip. I don’t even want to have guests come over. Advice to landlord: Does it even matter?”
