— 717 8 AVENUE · Manhattan“Pros: Building staff is on top of things, friendly and trustworthy. They are hampered by management's refusal to spend money on the upkeep of the building. Building is near all subway lines. Electric/gas is included in rents. Cons: VERY noisy due to traffic and sirens from congested traffic. VERY noisy due to construction for 80 story tower across the street that begins 645am to 6:30pm Monday to Saturday. The building air conditioning is only available from June to mid September, in warm April/May/September/October you have to open your windows for climate control and all the noise and pollution pours in. The laundry machines are almost always 50% broken. Walls between apartments are paper thin; you can hear your neighbors spitting into the sink when brushing teeth or having a discussion or sex.”

Cons: According to the owner, they would only have the cold A/C on from May 15 to Oct 15 (sometime they may shorten the period due to some “construction issue” like this year). This means each year, you may need to suffer from 90+ degrees temperature (even worse inside if ur appt is south facing) during Early May and October without cold A/C. So remember to buy ur own fan. Neighborhood noise level very high, you will be expecting broadway audiences chanting and shouting everyday around 10p cause there is literally a theater on the other side of the street. Also the elevator is very slow.”

So close to so many subway lines, the neighbors were wonderful and a lot of them have lived in this building for a very long time. Many of them in the theater business. The doorman were great and super helpful, So were the maintenance crew. Laundry room was decent, in a basement but it was kept pretty clean. Never really had to wait. In a very active busy tourist filled part of town, But you were also right in the heart of the theater district. The space was pretty huge for anything you will get for the price. Got my full security deposit when I moved out. Cons: Even on the 11th floor, we could never get used to the noise. Lots of honking, police sirens, ambulance, people, and late at night the clubs bought a lot of music and shouting. Sometimes saw violent crimes and police activity - towards the later part of our stay there were drug paraphernalia and users in the streets. As a small female I mostly felt safe but overall opted for a quieter part of the city. Advice to landlord: Nothing”

Many tenants have been waiting for several months for responses regarding COVID-related rent relief/reduction and other concerns. The neighborhood is changing, and tenants do not always feel safe leaving the building to walk around the area. Advice to landlord: Respond to your tenants and work with them, or they will vote with their feet and leave. There are plenty of landlords looking for tenants with good track records. They are offering lower rents for nicer units in better neighborhoods. Respecting your existing tenants will go a long way in retaining them - otherwise, you’ll be looking at even more vacancies sitting on the market.”
