There are a few doormen that are nice, but they really do not do much for the building outside of occasionally holding the door open. Only other pro is that the building is close to a Whole Foods and Trader Joe’s. Cons: For starters, the building is wildly over priced. They target people who just moved to NYC and do not understand the market. Once you get settled into your new apartment, you can expect Rudin to offer you a rent increase of 20-30 percent. What drives the increase? I have no idea. They don’t invest in the building. I frequently find roaches in my apartment. Everything is constructed poorly and the handymen use the cheapest/fastest approach to fixes. The super? I’ve never seen him. Trust me - you do not want to be the tourist that gets taken advantage of by Rudin on your first NYC lease. Look elsewhere, leverage StreetEasy, or hire a broker. Even with a broker fee, you’ll save money when compared to the insane approach to rent in this building.”

Cons: Roaches, dog hair everywhere, nasty air vents, urine on the floor, terrible maintenance. Property management always takes cheap short cuts, but rent continues to go up 20% every year. There is high turn over in this building due to current tenants realizing the apartments are overpriced and new tenants being taken advantage of. Advice to landlord: If you’re going to keep increasing up rent, you should make this a nice place to live. It doesn’t take much research to see that these apartments are significantly higher than market rates.”

Cons: Over priced apartments, disgusting laundry room, absent super, roaches are not uncommon, doormen are rude, constant animal urine at the entrance, rent goes up by ~20 percent from lease to lease. Rudin Management wants to rip you off in any way they can. Expect to pay a premium for bottom of the barrel. It is no surprise that “The Rudin Ripoff” is becoming commonplace terminology around NYC. Advice to landlord: Clean the laundry room and update the equipment. You recently increased the laundry fees, but that room hasn’t been serviced in 10+ years. Teach the handymen and the doormen to be professional. We pay for a premium for that service, yet they act like we’re lucky to be graced with their presence. And the handyman work is laughable at best. Unsafe at worst. Quit exploiting the pandemic and charge normal rent for this run down building in the perpetually undesirable Midtown East neighborhood.”

The entrance is always covered with urine from pets. The building staff and property manager have the customer service of a tow truck company. Advice to landlord: Treat us like people instead of numbers. Hire a new handyman. Set higher standards.”

Advice to landlord: Nothing, the building was well kept for 75 years old.”
