“Pros: Great location with good subway access, elevator, apartment with amenities (laundry in-unit, dishwasher). Cons: Problem with mail theft, pest issues”
— 281 ST NICHOLAS AVENUE · Manhattan“Unit 35 Pros: Big space with big rooms and closets. Modern fixtures and in-unit washing machine made it feel at home. Elevator and full size dishwasher was nice to have. Lots of extra storage space above the closets which was extremely helpful. Proximity to subway station was as ideal as it gets! Cons: Had issues with mice due to a giant gap between baseboard and wall behind dishwasher. Also accessed apartment through a hole hidden behind the oven. Rats are a big problem in the trash area but new landlord is working hard to keep trash area organized and clean. Frequent issues in the winter with no hot water. Only one time with no heat during the winter that was promptly fixed. Building intercom system was never explained so was never able to let people in from the bottom of building. There was a door code that was used to access the building that seemed to be known by most people that roamed around the building - this may have contributed to the package theft issues. Management tried to raise rent due to an “audit error” after signing lease, they complied after we complained about this. R andom people that like to hang outside the building that made some tenants feel uncomfortable but I never had an issue. Advice to landlord: Please fix issues for future tenants.”
— 281 ST NICHOLAS AVENUE · Manhattan“Pros: Beautiful building and units, overall pretty well maintained, live-in responsive super, washer/dryer in unit, elevator Cons: Water pressure, freezing cold in the winter, Smoke alarm constantly went off, poor craftsmanship of renovations, every room's ceiling leaked from roof - not cool in a new unit Advice to landlord: Be more upfront about rental terms before agreeing to the lease, fix leaks in top floor apartments”
“Pros: Quiet, clean, and friendly tenants Cons: Garbage area. The laundry room recently closed... which was inconvenient”
