“Pros: - The staff are amazing, friendly and hard-working - The location is convenient, especially if you're a runner, work in the financial district or work off the F train. A little bit of a schlep to other areas, but not too far from the J - Seems to be more popular, close to a lot of small businesses but still "downtown". Has neighborhood character (independent businesses vs soulless VC-backed ones... for the most part) - Beautiful rooftop - underused most of the summer - "Work lounge" and kitchen (no one ever really used this when I lived there, except for remote work sometimes during the day). - Large units with quite a lot of closet space for downtown - Lots of light in most units - Built in AC - Gas stove and dishwasher makes the narrow kitchen more usable - Huge laundry room, maybe 15-20 washers and dryers - Don't think I ever lost mail or a package, even once - Feels safe - Small gym is convenient, and fine for a building gym - Diverse range of ages gives this building a strong sense of community - Walls are thick. I never heard any noise or sound from nextdoor neighbors or neighbors above. you might hear sounds from the hallway Cons: - Immediate neighborhood is kinda lousy/dirty - Elevators can be unreliable - The building is about 40% Section 8, not that that means anything bad. It just might mean that you are 25 and your neighbor is 65 and wants to go to bed early and you should be considerate - there are roaches in this building and if you're not diligent, they will find their way into your unit. If you keep everything sparkling clean, they will stay away. Advice to landlord: Keep it up. I miss living here”

— 275 SOUTH STREET · Manhattan“Pros: Marco, the super, does a great job managing the building, and is very responsive to requests. The units are well maintained, have nice finishes, and are clean. Doormen and maintenance staff are kind and responsible. The apartment may have been rent controlled or stabilized - we renewed once and the rent did not go up at all. When we moved out, our renewal offer was only a couple hundred dollars higher, but the new tenants' lease was close to a thousand dollars higher. Cons: The team from Nelson Management could be better. We worked with a woman named Nancy that ignored a large amount of correspondence from us requesting documents and updates. There was also the *occasional* roach. I saw a single one in my 2 years of living there, and it was only when it was particularly humid. I killed it and didn't see another. Possibly may be worse on lower floors.”

Staff is responsive, especially love the super Marco. The rooftop is a really nice benefit. Cons: I lived here 2 years and would have stayed another except management continued to raise the rent significantly and was unwilling to work with me to stay. I left when they wanted over $200 more for the studio, increasing to a level I felt was too high for the neighborhood. It's currently listed for more and the immediate surroundings are not the best. Advice to landlord: It costs less to retain a good tenant than to acquire a new one.”

No one can renew since they up the rent to match a certain percentage on the salary of each tenant, sounds illegal but I just moved instead Advice to landlord: Be more responsive and attentive to tenants, stop raising rent based on income - no one can afford to give up 70% of monthly income”

I think they're the biggest highlight of the building - Solid gym if all you're looking for is a casual workout. - Heat is nice and warm during the winter (sometimes too warm) - Roof is well maintained and has an amazing view - Location is great - Response time is amazing, anytime an issue pops up in the apartment, the staff is ready to help Cons: - Gym is not good enough for a full workout and the dumbbells are weird and awkward - Energy bills are super high for some reason. We're in a studio and our monthly bills during the summers went up as high as $360 even though we would only use A/C overnight when we slept. - Price is high for what you get, they compare themselves to some of the super luxury buildings like One Manhattan even though they don't have the same amenity list - Elevators break constantly. Get prepared to take the stairs.”

Though for the size it’s not as much as other buildings in the area, management won’t hesitate to raise the rent drastically each year and threaten to replace you rather than retain you. Rent has increased by 1.6K in two years. Management is also slow to respond, unclear and hard to reach. Though it’s made up for by such a great super in the building. Other than that just small things like front desk clerks not being at their desk and a building buzzer not working. Advice to landlord: Would’ve stayed forever if you didn’t price me out!”

It usually takes at least ten emails with every member of their staff you can find on their website CC'd to get a response. They've never answered or returned a single one of our calls. - The construction of enormous skyscrapers on both sides of the building is going to begin soon, and management has not addressed this at all with residents. Advice to landlord: At the very least, answer your email and phone.”

It’s located off the beaten path but a close walk to the F train and within a 10 minute walk to Target & Trader Joe’s. The super and other building staff are lovely and extremely helpful. The amenities are beautiful, especially the rooftop. Cons: As mentioned above, the building is located off the beaten path on the far east end of the Lower East Side. Unfortunately, there is likely going to be the major construction of three 70 story supertowers on both sides of the building in the near future. This will likely cause major disruption and noise issues for building tenants. Advice to landlord: Keep on doing the great job you’re doing! If possible, get involved in the community movement to stop the construction of the mega towers that pose a threat to the sanctity of the building!”

Marco, the building super, is truly, truly a joy. The people at the front desk are also really nice, and the building has good security. I never had issues with packages or mail. The washer/driers are decent, not the best but it can be significantly worse, so I did do my laundry in building. The roof is really nice, and it's a pretty quiet building, thanks to the walls. Cons: There were baby roaches coming from somewhere in my bathroom, and I never figured out where. Once I told the super, he immediately had me sign up for an exterminator, who showed up as promised for a few weeks. Didn't really help much, as they were probably coming from elsewhere in the building, but at least I felt heard LOL The rent increase of $100 for a second year was a turn off, and I didn't renew.”
