245 SULLIVAN AVE LLC · avg 3.1 ★★★★★ · New York City
“Unit B3 Pros: super on sight for repairs and maintenance Cons: Uncontrolled pest problem, gone into foreclosure, leaks, roof needs repair, unreported ongoing bed bug infestation across multiple apartments, breaks rent stabilization laws, lying to new tenants about rent stabilized status. incomplete renovations, exposed wires, un-caulked bathroom, cheap fixtures. Don’t respond to complaints, repair requests, thefts. Multiple break ins gone unreported to police. Advice to landlord: Respond and manage your building, too much indifference and no integrity”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Clean and updated Cons: Ac and heating units are often not working Advice to landlord: None”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Old but nice building. Decent privacy and good neighbors. Cons: Packages get stolen from the lobby. Management races prices randomly for units and its combative to those who complain. Advice to landlord: Spend the money to make the improvements and give people fair rent.”
— 245 SULLIVAN PLACE · Brooklyn“Unit B6 Pros: nice apartment layout close to subway Cons: roaches thin walls/floors laundry in basement, you have to go outside to access”
— 245 SULLIVAN PLACE · Brooklyn“Pros: High ceilings. Near subway Cons: Low grade materials used for renovation. Garbage maintenance. Slow response for repairs. Advice to landlord: You must do better”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Lots of space. Owner is pretty responsive and issues are fixed in a timely manner. Appliances are new. Cons: Super is hard to get a hold of. At least once every two months there is an issue with hot water. Advice to landlord: Please permanently fix the hot water issue and everything would be great.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: -Virtual doorman was very convenient. -Super is really nice. -A/C units were nice to have, but leaked quite a bit. Cons: -Can be slow to respond to issues -- even the essential ones like heating/hot water going out. -Front doors would be locked every once in a while and we couldn't get in or out of the building.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Newly renovated, nice light Cons: Absolutely awful management. So many problems. So little communication. No compensation or communication during a week and half long power outage during the winter in the middle of the pandemic. Burglary on returning our security deposit (or lack thereof). So many roaches, and we kept our apartment immaculately clean. Extermination came once a month and did a lousy job. Awful thin walls, you can hear a needle drop upstairs. Neighbors blasted music all through the night into the morning and management did nothing about it. Landlord is a thief with many violations. Nice new apartment but don’t give your money to these crooks. Advice to landlord: Stop being a thief.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Building looks nice Cons: Hands down the worst place I’ve ever lived. Roach and mice infestations, electricity loss including no heat in winter, no response from management, mold, laundry rarely working. And good luck getting a hold of the management or super via any form of communication. Literally slumlords. This is incredibly an unsafe, uninhabitable, and unsanitary building. Not to mention that they will charge you for bogus items when you try to get your security deposit back. Everything this company does is illegal and they don’t care about their tenants whatsoever. Advice to landlord: Sell the place to someone who will actually upkeep it. Slumlords should not own property.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Clean building, quiet Cons: Horrible management. Did not have water, heat, or electricity for a week in the winter. Don’t expect the laundry room to work. It was out of service for three months.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: Cleanliness Neighbors mind their business Cons: Getting in contact with management Ceiling on top floor leaks”
— 245 SULLIVAN PLACE · Brooklyn“Pros: The location is great. The apartments are spacious. The super is nice and responsive. Cons: The management will not respond. They don’t know basic book keeping and will invoice tenants with false charges. Management takes a week for basic maintenance like power going out. Advice to landlord: Sell the building. Building management is a job not an investment. You need to sell to somebody who is able to do basic maintenance and bookkeeping.”
— 245 SULLIVAN PLACE · Brooklyn“Pros: -I haven’t seen any roaches or rodents Windows are big -the maintenance guy is really cool Cons: -Laundry is actually outside the main entrance, you need to walk outside of the entrance and into the basement -heating is sometimes not functional -management is very slow and not responsive. I had to call more than 3 times and email multiple threads to solve an issue and they were always telling us that they would call us back because they didn’t have an answer Advice to landlord: Please get a new management service”
— 245 SULLIVAN PLACE · Brooklyn“Pros: New building, very beautiful apartment, responsive repair man Cons: All of the issues with the apt even though it was newly renovated. Our toilet needed replacement and our ceiling started leaking after living there for just 1 week ju Advice to landlord: Better inspections of apartment”
