“Pros: The location and layout of the building can’t be beat. Cons: The management that bought the building and took over in 2025 has completely ruined the experience of living here. Gut renovating the building from the inside out, with no regard for habitability for the current tenants having to endure constantly invasive construction. Refuse to address issues with certain tenants smoking in the building. The newly renovated apartments are priced so ridiculously high for the experience of living in this building, it’s a joke. They have taken a historic pre-war with history and charm and turned it into a complete disaster.”

Cons: Was bought by the current landlord towards the start of my lease and things went downhill. The construction is nonstop, and they do not care who they disturb with this. The building is constantly loud now, and we will benefit nothing from it all because its them redoing the surrounding units after jacking up rent so they can charge more and more. They don't follow dust mitigation, and turn off the elevator and water at their convenience. We had to beg for months for them to fix the lock on our front door which was broken, so anyone could walk in from the street. They ignore most repair requests in general. Its so sad because we loved this apartment and this community and they have ruined it and driven most of the tenants out in the space of a year.”

Pest control is a major issue! They have a bedbug issue but don't report it. I had bedbugs only 2 months after moving in having never had an issue with bedbugs in the 28 years I've lived in NYC. I also has gaslit by the super about it. The hallways are super dirty and dusty and haven't been cleaned in years and the laundry room is constantly dirty and roaches everywhere. For any potential renter, DO NOT rent here! It's not worth it. Management does nothing to actually fix the ongoing pest issues in the building, including falsifying bedbug records: Units 10E, 2F, 3F, and 9E have had bedbugs and none of the adjoining units were properly inspected. Tenants also weren't notified of this issue, we found out about it from other tenants. Advice to landlord: Clean the actual hallways and stairwells, and actually do proper pest control for bedbugs.”

Garbage drop off easy, laundry room works Cons: The laundry room needs cleaning, the floors are coated in dirt. As are the stairwells and floors of each floor. The lobby is the cleanest part, but the floors of each unit are coated in dust and dirt. They have major pest problems with roaches and bedbugs. Advice to landlord: Clean each floor hallway and stairwell + Laundry room regularly, add another porter and get bedbugs and roaches under control”
