“Unit 15F Pros: The apartments are nice and well maintained. The supers are kind and very helpful. Cons: The apartment layout is not the best so using the kitchen becomes a challenge. Not a big deal but not very good layout. Laundry is a little on the expensive side as often you have to dry clothes twice. Advice to landlord: Rent is a little high for what you get given that the gym is very small and the laundry is expensive.”

“Pros: It’s a new building so the apartments are nice and modern Easy to get anywhere in NYC, you are within walking distance to like 80% of train lines The staff are good people but definitely rough around the edges, just don’t expect to be doted on and you should be fine. If you lack people skills or are easily offended this will be an issue for you. In my time there they only raised the rent a tiny bit which was good Lived in a 2 bed room and had my own bathroom Cons: The laundry room sucks and many of the machines wouldn’t work on the app. You also have no service in the laundry room so the app wouldn’t work a lot of the times. I also just hate laundry with a passion so Had a security deposit argument with management that really annoyed me. If your unit is facing Duffield street like mine was, be ready for noise. It is a one way street and people would often leave their blinkers on and exit their vehicle which would create traffic. Then, everyone would lay on their horns. This happened all the time. While it’s a convenient neighborhood, it’s an ugly neighborhood. It’s like one big shopping mall down Fulton mall. Had some uncomfortable moments where I would take the stairs instead of the elevator and a staff member would be smoking in the hallway and I would have to awkwardly walk around him The gym is pretty barren and depressing. Had some cool times on the roof though. Lobby is not warm or inviting in my opinion, scrap the wallpaper for a nice shade of light blue The chain of command for maintenance issues is confusing. There’s a portal, but the super seemed to get mad when you would submit something through it and tell you to reach out to him directly. He was usually responsive but sometimes not. He’s cool though just be patient”

“Pros: We loved the rooftop access, the convenience of the location, no pest issues since we were on the top floo Cons: There seems to be no communication between the management and the super. The super himself is an issue. He doesn’t seem to know what’s going on, and has an attitude if you complain to management about anything. Water one of the bigger issues in the building. The water temperature ranges from boiling to scalding most of the time, even in the summer. The water to the building was sit off frequently enough for “repairs” but what those repairs were never seemed to work Advice to landlord: Get a new super who is more open and communicative with tenants and isn’t quick to get an attitude”

“Pros: - Super is attentive and helpful - Rent is affordable compared to similar buildings in the neighborhood - Good neighbors & pet-friendly Cons: - Management team is unresponsive and feels disconnected from the building - Several maintenance requests were left unresolved until I moved out - Building cleanliness could be improved”

★★★★★May 2025

“Pros: Neighbors and location Cons: The super is not responsive at all. The trash room smells like smoke, because someone (most likely the super) smokes in the cellar and it goes up. The building is falling apart. You need to constantly follow-up to get repairs done, and the super acts like you're inconveniencing him when it's his only job. As renters, the super is supposed to work for the tenant. Advice to landlord: Amy you need to listen to your tenants and be more proactive.”

“Unit 10e Pros: Amazing units. Super bright, clean and spacious. Cons: The amenities are just kind of fake. Yes, there is a gym. But it’s like a teenagers home gym. Yes, there is technically a lounge. But it’s always locked and the windows are blown out. Yes, there is a roof. But the tables and chairs have seen MUCH better days. Advice to landlord: Honestly, the price point is right for what’s delivered. I kind of love it.”

“Pros: Unit itself was nice and proximity to trains was outstanding Cons: Constant theft of packages and withholding of security deposit even after the building lost in small claims court and was ordered to pay it back. Advice to landlord: Pay your debts. Ensure proper security.”

“Unit 5D Pros: Great proximity to public transit and a Trader Joe's. Cons: This is not a smoke-free building, so the hallways smell like stale cigarette smoke. My neighbor across the hall is a smoker, I bought an air purifier to put next to my front door from the smoke getting into my apartment. Depending on when people are smoking, you might also need to wear a face mask when going to C level to do laundry since there will be a lot of smoke fumes trapped there. Elevators and lobby frequently have a smell as well. Building has had plumbing issues the last couple of months. The superintendent (Bek) is not responsive if you have any issues that are not easy/quick fixes and will ghost you. Advice to landlord: Property needs better maintenance”

★★★★★Dec 2023

“Pros: Rent controlled, good price for amount of space. Good apartment layout. Convenient location. Doorman is cool (but odd schedule). Cons: Management is horrible. Super is unresponsive and incredibly rude/dismissive. Would be better to not have a super at all since I have to do all repairs myself anyway. Bek doesn't respond to texts and is impossible to get a hold of. Building isn't regularly cleaned. Hallway carpets are dirty and smell strongly of cigarettes. Doorman has unpredictable schedule. So much potential but lack of competent management and staff ruin experience. Advice to landlord: Replace super”

“Pros: - good water pressure - rent stabilized units - relatively new/well-renovated interiors Cons: - common areas are dirty, smelly, not well maintained - smoke smells on a lot of floors + laundry floor - management and super are unresponsive, hard to reach, and sometimes blame tenant for issues - experienced pests, bad wear and tear in units that were left unaddressed, broken amenities (like laundry) - Neighbors can be very noisy, but management doesn't care Advice to landlord: Please hire a new super, or ask that the current one be much nicer + more responsive :(”

“Pros: Prime location that’s easily accessible to grocery stores, retail and many subway lines. Less than 10 mins by train to Manhattan. Easy rooftop access in addition to a public terrace on a lower floor to do work and whatnot. The apts are spacious and open with a decent amount of natural light. Quality appliances, dual PTAC units and luxury finishes - granite countertops, nice kitchen, chrome fixtures, decent shower. The gym in the basement is small but always clean, rarely crowded. Big fan of the laundry room, tons of machines and rarely any issues. There’s a mailroom for deliveries, never encountered any issues or stolen packages but ymmv. Bek (super) and staff are good people, friendly and always willing to help. Cons: Considering the price you pay is about the same range as other surrounding luxury apts, you’re not getting what you pay for. Sure, the building is “luxury”, but the upkeep and standards are subpar. The elevator constantly breaks down, so you’ll have to trek 20+ flights of stairs multiple times a day with little to no updates on when it’ll be up and running again. I feel for the older residents and those who carry kids or groceries cause those stairs are brutal… c’mon, it’s a 21-story building, get it together. The lobby and general areas are pretty clean, resident hallways are filthy and never vacuumed, dust and dirt piles up quick. My biggest gripe is maintenance issues. Pretty much impossible to get a repair done in your apt. Zero response from management, better off praying the issue will magically resolve itself. Advice to landlord: Fix the elevators and up your standards. You’re charging luxury prices for these apts, cleaning the apts hallways, responding to apt maintenance requests and keeping residents in the loop of issues is a bare minimum. There are apts within walking distance charging the same rate with far better amenities and standards, catch up.”

“Pros: Absolutely nothing at all Cons: Being threatened with murder and being racially assaulted Advice to landlord: Take complaints seriously.”

★★★★★Jul 2022

“Pros: Price is pretty good, apartment is nice enough Cons: We regularly don't have cold water in our apartment. When that happens the only water that will come out of any tap is scalding hot. Bad water leak for the whole building a few years ago. Amenities are bare and half the time they're locked so you can't use them anyways. Don’t expect any help with issues in your apartment, it could be weeks before anyone comes to take a look at it. Management leaves leaking trash in the hallway to the laundry room. People smoke in the basement and stairwell which makes the lower floor trash rooms smell of cigarette smoke. The AC units are _really_ oversized for the apartments, so our 2 bedroom unit has a really high electric bill when we don't use much electricity outside of our AC units, TV, and refrigerator.”

★★★★★Jun 2022

“Pros: Nice kitchen finishes, nice bathrooms, new building. Quick to get into Manhattan and close to Trader Joe's. Cons: There is not a dedicated doorman, and so packages are often stolen from both the lobby and the mail room. Even small things, like laundry detergent, are stolen exceptionally quick in this building. Lots of random people tend to walk into the lobby and building and it doesn't feel very safe. It's also clear the staff are smoking in the closed rooms in the basement and it spreads to the individual units which is really tragic. Advice to landlord: If you want to be a "luxury" building like advertised, you should invest in a full-time doorman that can manage the lobby/packages and ensure safety/security.”

“Pros: Unit itself is spacious, modern and nice (1BD). Close to subways & only 2 stops from manhattan. Walking distance from dumbo, fort greene park and prospect park. Trader Joes is just down the road as well as Barclays Center. Decent gym in building and rooftop access. Cons: Unresponsive management. Not empathetic towards tenants or transparent about construction plans. Located on a tiny and busy street where people double park. Homeless people in the area and a nightclub that is always rowdy. Building wreaks of cigarette smoke. Advice to landlord: Take better care of your tenants by being more transparent.”

★★★★★Nov 2021

“Pros: It's just fine, but definitely not worth the cost. Cons: - Super (Bek) is blatantly racist and homophobic. DO NOT LIVE HERE IF YOU ARE LGBTQ+ OR POC. - Low and slow responsivity to issues raised. - Doesn't hire professionals to fix issues; has randoms who have no business fixing things doing the work, and then the issue pops up again in a month because it wasn't fixed properly. - One of the two elevators is broken. - Puts the onus of manning who comes in through the front door on the tenant instead of just hiring a doorman/security. - Rooftop was a major selling point for them and it, honestly, sucks. Uncomfortable seating, way too noisy. - Windows have never been cleaned in the 2 years (unfortunately) living here. Advice to landlord: GET RID OF BEK”

“Pros: Great location in downtown Brooklyn with reasonable prices considering the distance near the Brooklyn and Manhattan bridges. Inside of Fulton market and right next to CityPoint which has a Target, Trader Joe’s, and other good shopping stores. Accessible train stations: 2, 3, A, C, F, N, R, and W. With the location and distance to the trains, you can get to a lot of different places in NYC. Next to a Planet Fitness and the building has a personal gym which is okay. Laundry units in the basement. Interactions with neighbors have been normal. Everyone mostly keeps to themselves. Great view! Nice rooftop. Cons: Bad smell in the elevators. Laundry room can often get dirty as well when tenants don’t clean their hair or their pet’s hair outside of the washing machines. Moving in or out is a difficult process because there are only two elevators in the building. Two homeless shelters were next to our apartment building and management never informed me of the situation until I moved in. Advice to landlord: 237 Duffield could improve if you hired additional people to keep the building clean. The little things you don’t do in this building make me continue my search for other apartments in the area to see if I can find a better deal.”

★★★★★Mar 2021

“Pros: Management has consistently lowered the monthly rent, great if you’re a new tenant Unit layout is functional and finishes are up to date Gym in the basement that is often empty Cons: Management is unprofessional Requests from management aren’t answered timely Building does not enforce their own policies Maintenance will only fix something if they can borrow the part from another apartment, building owner is too cheap to fix anything Two homeless hotels on the block Security is limited to a few hours a day and staffed by tenants in the building (this seems odd for a 22 story building) Limited covid precautions. Do not feel safe using gym equipment Amazon packages have been stolen multiple times behind a “locked” door Nowhere to park a moving truck if you want to move in Paying highest rent as an original building tenant, preference to new over existing tenants Advice to landlord: Invest in property management and work more collaboratively with tenants to meet their needs. Other buildings in the area do a much better job with a higher standard of excellence.”
