236-244 EAST 13TH OWNER LLC · avg 3.1 ★★★★★ · New York City
“Pros: Located in a good area of East Village Cons: No laundry facilities, no elevator, Stellar Management raises rents every year to a ridiculous level, apts are cut up so that there are two bedrooms, bathroom, small kitchen but no living room, apts were rent stabilized but owner used loophole in the law to end rent stabilized for all apts. Advice to landlord: Lower the rents to affordable levels”
— 236 EAST 13 STREET · Manhattan“Pros: Decent price to be downtown, super does his best Cons: Cockroach problem, there are some troublesome tenants that live there”
— 236 EAST 13 STREET · Manhattan“Unit 1 Pros: Fairly quiet for being so close to Union Square/NYU Cons: Lots of tenant turnaround made it difficult to know who was supposed to be in the building. Lots of stolen packages and the front door was pried open on more than one occasion. Advice to landlord: Respond to tenants more promptly”
— 236 EAST 13 STREET · Manhattan“Pros: Super is responsive, neighbors are relatively nice or keep to themselves, and appliances/ facilities are well-maintained. Cons: The heat was often turned on sporadically and at the worst times. Sometimes it would be 20 degrees outside but the heat wasn't on at all so you'd be freezing, or it would be a sunny 60 but the heat would be blasting full force so you'd be melting inside. Advice to landlord: Please, make the heat make sense!!”
— 236 EAST 13 STREET · Manhattan“Pros: -hot water -nice garbage room -good size for what you are paying for/location -nice layout Cons: -no elevator -couple stolen packages -not much sunlight in apartments”
— 236 EAST 13 STREET · Manhattan“Pros: quiet and bright, clean lobby, responsive super, rooftop access Cons: tiny trash room, refused and delayed repairs often (only one outlet in the bedroom worked and they said that i didn’t need the other two), rude management dodged calls”
— 236 EAST 13 STREET · Manhattan“Pros: Convenient access to main subway stations Cons: When moving in they make you ‘buy’ the existing installed ACs in the unit.”
— 236 EAST 13 STREET · Manhattan“Pros: Near train station for commute purposes. Cons: Management does not have the building’s best interest at heart, some tenants are very rude and obnoxious. Our family has lived in this building for a while. Advice to landlord: Try to be more flexible with your tenants, we are paying you money to keep us under a safe roof and at times- it feels like the opposite.”
