“Pros: The people working there, including the super and doormen, are truly fantastic and so nice. Neighbors are respectful of noise levels and street noise is kept at a minimum. Cons: The property owner is an enormous pain. $400 rent increases each year. Don’t respond to emails. Truly care less if people move out. Advice to landlord: Try harder to keep good tenants. Giving a little bit goes a long way.”

We also had some roach problems but you can sign up for free weekly exterminator spray”

— 235 WEST 22 STREET · Manhattan“Unit 2F Pros: Super helpful building staff, nice laundry in building (recently upgraded to new provider), clean and modern lobby, package room/holds Cons: Heat in unit was a bit insufficient in the winter, poor sound insulation through door/hallway; building-wide roach problem, but there is an exterminator service that comes every week/2 weeks that seems to help (but roaches still appear somewhat frequently)”

— 235 WEST 22 STREET · Manhattan“Pros: This building has a responsive super, secure package system, and nice lobby. All of the staff are friendly. My apartment had great finishings and was one of the largest one beds that I’ve seen in this area. Solil management is good and the lease break policy is generous. This is overall a nice, relaxed part time doorman building that provides really good value in a central location. Cons: Garbage chutes on each floor are too small and don’t have recycling, so I ended up taking trash down to the basement on a daily basis. I also saw bugs in the trash chute area on my floor. While I didn’t see pests in my apartment, the building had to be treated for cockroaches over the summer in the common areas. The recent scaffolding project is also likely to be a huge headache for years to come. Advice to landlord: Address the scaffold”

Long term tenants, esp in stabilized units, get no service or accommodations. Nothing gets fixed or replaced...nothing. Solil is horrible. Advice to landlord: Treat your loyal tenants better but I guess that’s not good for your bottom line.”
