“Unit 1B Pros: Great location close to all train lines, updated appliances and in-unit laundry, loft space for storage HUGE plus, rooms have large closets Cons: Where do I begin? Management has been consistently unresponsive and disorganized. Routine issues go unanswered for weeks, if not longer. Heat issues: During winter, the heat in our unit was effectively nonfunctional, even when outdoor temperatures dropped to around 20°F. The apartment was so cold that we could not feel our hands in our bedrooms. Management was emailed multiple times and did not respond for nearly a month, only replying after we threatened to contact NYC 311. Failure to provide adequate heat is illegal in New York City. Severe pest problem: There is an ongoing roach infestation. Roaches are frequently found in the apartment — on multiple occasions, my roommates and I woke up to roaches in our beds. Management’s only response has been a monthly exterminator visit that consists of placing traps, which has not resolved the issue. Tenants are not notified when exterminators are coming; I had to email monthly just to request service. This problem has existed since move-in and remains unresolved. Unlawful rent increase: Management attempted to impose a 35% rent increase despite the building being covered by New York’s Good Cause Eviction law, which limits rent increases. They also failed to provide proper renewal notice and initially sent the renewal to former tenants — including someone who moved out over a year ago. When I contacted management, they appeared unaware of who currently lived in the unit, even though we are on the lease. Overall, this management company demonstrates a troubling lack of professionalism, organization, and compliance with basic tenant protection laws. I would strongly caution anyone considering renting here to document everything and know their rights. Advice to landlord: Stop ignoring NYC housing laws and tenant complaints and hire competent property management.”

“Unit 5c Pros: Location is good, super is nice Cons: Roaches come back every few months because management refuses to pay for an exterminator more than 1x a month. The building lobby always smells like a dirty port a potty. Tons of stolen packages lately. Some have super low rent (1000-2000 for 1 or 2 bed) while others paying well over 4k for a disgusting, small apartment. Management hardly responds because they are “too busy managing several properties”. Building is gross, don’t live here. Advice to landlord: Actually manage the building properly”

“Pros: Super is one of the best you’ll find. Great location for getting around the city, but 14th st (and the courtyard in back) can get very busy. Very active building on the weekends. Cons: Management company is unresponsive, rude, and fights on everything. Very inflexible and ignores blatant problems pointed out to them. Lobby and staircase/trash area always smells gross. ALSO THE ENTIRE BUILDING HAS COCKROACHES (AND SOME RATS) AND EXTERMINATOR DOES NOT PREVENT THEM FROM APPEARING. THEY IGNORE THIS ISSUEz”

“Pros: Elevator and the super(s) Cons: Package thief lives in this building. DO NOT let any deliveries sit for more than 10 minutes or it’s a guarantee it’ll be stolen, especially if the brand is visible on the box. During the worst of Covid-19, the building was OVER RUN with roaches. Management would ignore repeated calls/emails. Advice to landlord: Spend a dime and INSTALL CAMERAS.”
