“Pros: Location Tree outside windows (street-facing) Heat included Cons: The building went downhill FAST after being purchased by Eisenstein Realty. Constant construction, dirty hallways and garbage area, pests, collapsing walls/ceilings, rats in the walls, incredibly slow or no action to address issues or repairs - oh, and rent increases several hundred dollars a year (at least) while the building/unit got more and more run down. Sad because I would have lived here as long as I could, under the old owner who wasn’t anything special but at least was basically invested in the upkeep of his property and fixing things like leaks before they destroyed walls. Landlord engaged in conduct in violation of NYC rental laws.”

“Pros: Some apartments have washing machine Cons: Pests, rats, roaches you name it Horrible super, unresponsive and dismissive of repairs Ongoing construction at all hours of the day Absolutely no response from property management about complaints Disgusting entrance and hallway, old and musty Thief in the building who steals packages but management refuses to do anything about it Advice to landlord: You’re a shi*ty excuse for a landlord”

“Pros: Location’s great. But that’s it Cons: Packages constantly get stolen. Management is absolutely awful. The noise is insufferable, they are renovating every single unit so absolutely don’t live here if you work from home. The super and management will leave you on read and not pickup the phone until you go to department of housing and file a complaint”

“Unit 1 Pros: Block is nice and convenient to transportation. Porter is reliable with maintaining the garbage. Rent is slightly under market value. Cons: The building is older and needs regular maintenance and repairs. This would not be an issue, except for the fact that the owner/landlord is absentee, cheap, and psychotic when called to inform that problems arise. I was screamed at for calling to report a torrential leak through my living room ceiling (as if I had orchestrated the leak and wanted my couch and laptop doused in water!), for just one example of his bullying. Save yourself the trouble and PTSD of dealing with the man, and just look for an apartment elsewhere.”
