“Unit 10D Pros: There is a very friendly doorman and the terrace on the roof is nice. You can have parties and invite people over to hang there during the summer. I have not seen any roaches or rodents in my apartment and the public areas are very well kept Cons: The rooms need more insulation because sometimes even when the heater is on it is still cold. Sometimes there are random people in the downstairs main lobby even though you have to be let into the building. Sometimes the sidewalk outside is not clean on the weekends. The water needs some work”

Cons: Any in unit issues with appliances and such you'll be waiting weeks to months to get things fixed. Also, 8th rooftop space has seats but 12th floor roof does not so you get nice views but no place to sit. Advice to landlord: Be more responsive to tenant issues”

— 2211 3 AVENUE · Manhattan“Pros: The apartment spaces themselves are nice enough, the doorman Raphael is very friendly and helpful. Cons: I moved into a unit that had two broken air conditioners. I notified the property manager and superintendent. The super on numerous occasions asked me to be home so he could come and do the repairs, but every single time he did not show up, effectively wasting numerous hours of my time on about a half dozen occasions. After 90 days of being ignored, and living through an entire summer with air conditioning (while paying $5,269 a month in rent) I finally found a private contractor to fix the units and deducted the cost from the rent I paid. The property manager ignores almost all repair requests, and the building itself is in pretty poor conditioning especially considering the cost. Advice to landlord: Frankly if I were responsible for the state of the building I would be deeply ashamed of myself. I have no advice as I am certain the manager has no interest in fulfilling his responsibilities or taking any pride in his work.”

Management company is terrible its been months since I've moved out and I'm continuing to be plagued by issues from a building I no longer live in. Advice to landlord: Both the management company and super need to be more active in fixing problems and not ignore residents having issues. Terrible ownership needs to be replaced.”

Cons: The landlord is the absolute worst. He does not care about the tenants, and the building spends months at a time without a management company. If your washer or dishwasher doesn’t work, he will not fix or replace it. Management (when it exists) is also consistently terrible. Elevators are often broken, and the landlord is I’m entirely unresponsive to tenant concerns.”

Never had to work so hard to pay rent or get deposit back, unresponsive management, no ac in common areas. Butterfly system goes down all the time with no other access to building. Do not recommend. Advice to landlord: Improve upkeep to provide a luxury building feel. Hire a better management company and respond to problems.”

— 2211 3 AVENUE · Manhattan“The main issue I have with the building is the security. The building is relatively large and in an up and coming neighborhood. The only "security" we have is a butterfly box at the front door. Last weekend there was an incident in the building where someone who was not authorized to enter gained access to the building and to the floor of the person he wishes to see. The police were called after the man slit his wrists in the hallway and continued to bang on the door of the person's apartment he came to visit. As you can imagine, there was blood EVERYWHERE-down the hallway, the floor, three doors, and in the lobby. It looked like a scene out of law and order. I would post pictures, but they are too graphic. This occurred 3 days ago and the building's management has done nothing. They haven't even sent an email to tenants reminding them not to let people in at the front door. Ultimately, as long as they are getting our money I don't think they care much about the people who live here. I signed an 18 month lease and wish I hadn't even signed a 1 year lease. If you are contemplating living here, you should continue to look at other buildings.”
