“Unit 3L Pros: They spray the building monthly and we've had no problems with pests. Units are large and can host big events for NYC, and the windows and natural light are amazing. Cons: The super & management are horrible. I had to 311 them a month after moving in because they refused to correctly fix a 3-ft long leak in my room, which after talking to neighbors I found out was a leak on the entire left side of the building & had been there for 2 years. Management had refused to address it in the past due to cost, but were forced to after i reported them. Super is non responsive and rent is overall not worth it. We were misled about the gas being included in rent, and 6 months in were informed gas was about to be shut off since it hadn't been paid in years. have yet to receive my security deposit back from them. Advice to landlord: do better...”

“Pros: None, no pros here… Cons: The floors are chipped, the windows shake, the windows are leaking and my bedroom is flooding, the stairway is deteriorating, and management is non responsive! Advice to landlord: Take care of your tenets or be ready for a lawsuit.”

“Pros: Location near subway and grocery store next door Cons: It’s dirty and it’s as though the landlord doesnt care about maintaining the building. The stairs and hallways are so dirty that you’ll be hard pressed to let even a pet’s paws walk on them. There are literally piles of dust and dirt that have accumulated. It looks like the floor hasn’t been swept or mopped in years. Additionally management is very unresponsive and misleading. There is so much more I could say but I’m worried about being too specific and risk being identified. Suffice to say that repairs that were supposed to be taken care of before we moved in weren’t completed, and in several months there were aspects of our kitchen and bathroom we still couldn’t use. Also there is no recycling here… and oftentimes if tenants try to recycle then it blows in the street or on the sidewalk. We have complained, as have other tenants, about leaking in our building. The management has not responded. Our building is flooding. Advice to landlord: Take care of your property and demonstrate you care about the well being of your tenants, which includes not only promptly responding but also following through on your responses. RESPOND TO YOUR TENANTS AND CARE ABOUT THEIR WELL BEING, or at least your PROPERTY”
