— 242 SOUTH 3 STREET · Brooklyn“Unit 6E Pros: Beautiful location, in unit washer/dryer Cons: Horrible cockroach infestation that the building refuses to do anything about (an exterminator should come to any building in Brooklyn on a regular basis without prompting!), garbage situation is disgusting and there are constantly many huge rats back there, passive-aggressive neighbors. In the original version of my review I said that a package thief lived in the building, but I recently found out package thieves regularly come in off the street because the front door doesn't lock properly. Even worse! Edited to add: I moved out June 1st, it is now June 29th and their billing department is completely ignoring my emails regarding my security deposit that I haven't received yet, even though they already reached out to let me know they'd be deducting a $250 cleaning fee (illegal, but I wasn't gonna fight it), but I would be getting the rest back. Preparing to have to take them to small claims court. Advice to landlord: Regular exterminator visits, better garbage management, install security cameras or do something to discourage package theft”

And I loved having a dishwasher and wine fridge for the price I paid. Rent was somewhat reasonable considering location and amenities. Cons: Terrible management when I lived there. They were not willing to replace the boiler which a repairman once told me was dangerously broken and in desperate need of repair. There were so many nights I froze because our buildings heat and hot water was off during 20 degree days. We also had a mouse problem and management was reluctant to spend any money at all remedying the situation. All and any repairs were cosmetic and cheap-if I needed something fixed, nothing was ever actually solved unless I threatened to take them to housing court. It is also incredibly noisy outside, which I was okay with but if you’re looking for a quiet spot, don’t pick here. They will tell you that it’s quiet because there are no bars on the block but it is very loud. Also, the rooms are very small. I lived in a shoebox. Advice to landlord: Actually repair things. If you spend the money upfront you will have much happier tenants. And please do everything in your power to ensure tenants heat and hot water, that is a very basic need.”
