“Pros: Good price for the size. Cons: The owner, Angelo Ortiz, is a slumlord. He has multiple violations on his buildings. We didn't have heat for DAYS at a time in the middle of winter and Angelo was TERRIBLE at getting it resolved and responding. His attitude is gross. He sends a maintenance person who is nice enough, but doesn't specialize in what is needed to resolve it permanently. The heat CONTINUED to not work and Angelo kept sending a temporary fix. Freezing cold in the apartment, but Angelo does not care about his tenants. He would take days to reply and not offer any resolve unless you threaten to report his buildings to 311. Look up his violations, there's plenty more I'm sure weren't reported because Angelo likes to use intimidation tactics. The basement (where the boilers are) was so full of dead rats and garbage that the national grid employee wasn't able to turn on my boiler for the first three weeks of my living there and Angelo refused to have someone clean it in a timely manner. He has zero empathy and is the definition of a trash landlord. NYC allows for 14 days to return a security deposit, he didn't return mine until 30+ days later. After multiple unanswered (and polite) texts, we finally threatened to take him to court and that's when he responded (manically, as usual). He doesn't reply to you unless you threaten him and his reply is usually, "DON'T THREATEN ME, YOU DON'T KNOW WHO I AM," or some ridiculous variation of that. Small, tiny man, who doesn't deserve to be a landlord. Unresponsive, uncaring, unkind, and unempathetic. Also owns 297, 297A Broadway. That corner of Marcy/Broadway. Avoid. Advice to landlord: Sell the building, you're not cut out for this life.”

— 170 MARCY AVENUE · Brooklyn“Pros: Bodega and laundry being right there Cons: Runaway!!! Worst landlord I’ve ever had in my life. Didn’t have heat for a month and every time something went wrong he told us to move out. On top of that if you do anything make sure to get it in writing. He told us not to pay rent when we didn’t have heat so we wouldn’t call 311 on him. When he got the heat fixed he asked for all of the back rent and threatened eviction if we didn’t. He’s a slumlord. Claims to be a small landlord but 800+ units across poor areas and just takes advantage of the less fortunate. None of his tenants like him or even the super. No one has lived there for longer than year. Keep in mind he also owns 295 broadway. Advice to landlord: None he’s too stubborn to admit fault or change. He inherited the building from his father and never had to work for anything in his life. He’s just entitled.”
— 170 MARCY AVENUE · Brooklyn“Pros: Very nice neighbors. Cons: Vindictive slumlord who refuses to return security deposits. Building issues galore! Slow response & refusal to fix slightest problems. Bedrooms have no windows, which is illegal. Heat & water can go out for days at a time in the dead of winter. Due to the front door never getting properly fixed, random people enter the building to do drugs. Packages get stolen often. Buzzer/intercoms don’t work either. Landlord is made aware of these issues but chooses to do nothing. Advice to landlord: Treat tenants like actual human beings. Fix issues in a timely manner. Return security deposits. Give a damn!”
