“Pros: Low priced area compared to most other parts of Manhattan. Rent stabilized building. Quiet area. Cons: The building needs maintenance especially in the common areas. The elevator doors are especially embarrassing. They're filthy, dilapidated, everything needs a coat of paint. Roaches in the lobby and basement during summer months. The apartment itself is fine. 2026 Edit: Since writing this review initially, things have improved! They recently painted pretty much the entire interior of the building, including the elevators. It looks and feels so much better to live here. Advice to landlord: Maybe fix the windows in the lobby so they close. They seem to always be open which allows pests to walk in.”

“Pros: No major issues, the building was rarely too cold and felt very solid Cons: They advertise laundry in the building, but none of the machines have worked for over a year. There was a period of time where we weren’t getting rent bills during some months and then would be sent a rent bill for both months, which could be frustrating but wasn’t terrible (and is now resolved). Some of the apartments seem very overpriced Advice to landlord: Fix the laundry machines if you’re going to advertise them”
