The primary bedroom is huge with a large walk-in closet. Laundry is in unit for most units with an additional shared laundry room in the basement. Gym and package locker system also in the basement. Lovely courtyard. Management puts on many events for residents. Doormen are wonderful. Cons: The second bedroom in our 2 bed x 2 bath was very small. Our living room was very small with no room for a dining table. Almost no counter space in the kitchen. Apartments that face the courtyard don’t get much light and tend to be quite dark.”

Cons: During Sub-Par renovation, the frequency and intensity of 'accidents'. Multiple sledgehammers through walls, cutting of electrical lines, working on live electrical lines causing extensive personal property damage, damaging water leaks, apartment property theft, subpar construction and hollow flooring with mice living beneath & can NOW hear footsteps above, non-standard mail delivery; building workers deliver mail, 'lose' mail of original tenants, Market Value vacancies priced to move; then 15%+ renewal. Advice to landlord: Can't be given. This Luxury Building business plan has a high profit.”

— 760 3 AVENUE · Manhattan“Unit 8T Pros: the doormen, porters, super, etc. were all so kind, helpful, and responsive. the apartments are beautiful and huge. the courtyard is lovely. fantastic amenities. cant beat w/d in unit + a dishwasher Cons: renovation was poorly completed; it was beautiful but the hardwood right outside the bathroom was starting to rot bc the shower wasn’t properly sealed. there were many little mistakes with tiles, cabinets, etc. we had a roach and mice problem despite a very clean apartment. none of the amenities were available to me the entire time i lived there and management refused to give me a clear timeline as to when they’d open, but for some reason as soon as the apartments all went up by $3000 in rent the amenities opened right up… something like 2/3 of the building moved out when covid deals ended. and they didn’t tell us how much rent was increasing by until 4 weeks before the lease was up. there was zero negotiation. there are more than a few un-renovated units that are rent-stabilized that the building doesn’t want to put on the market; they’d rather keep them empty & charge exorbitant amounts for the renovated ones. apartments are absolutely not worth what they are currently priced at. Advice to landlord: be more upfront with tenants. overpriced. fix the roach situation.”

— 760 3 AVENUE · Manhattan“Unit 8E Pros: Amazing staff (doorman, porters, maintenance) Nice sized apartments Our utilities were included (electric too) Courtyard is very nice community events Rarely wait for elevators Cons: Loud from construction next door and bars down the street Roach problem in the basement Roach problem in our apartment (eventually the building got this resolved but I had to put in multiple work orders on a regular basis to get the exterminator to come and fumigate) Heating was strange. One bedroom would stay super cold while the other was overly hot. AC units in each window get loud, central air would be better. No negotiation when resigning and a 30% increase, we would have stayed if they worked something out but they stayed firm. That's the market right now :/ Gym and lounge in basement was closed for 95% of our lease. Opened 2 weeks before we vacated. It got very dusty, lots of places where dust would just build up. Advice to landlord: These apartments are overpriced given the bug issues, closeness to construction, and odd layout.”

Building hosts happy hours and concerts in their courtyard and are very responsive to all emails / calls. Cons: We had one mouse but it was promptly taken care of by maintenance and never had a problem again.”
