“Pros: - Amazing staff (doorperson, super, porter, etc.) - Well-maintained building - No pests - Laundry on-site Cons: - Noise from the hallway if you have loud neighbors (door slamming, phone conversations, kids crying, etc.) - Can be a bit loud at times if your unit faces the street - Management can sometimes take a while”

“Pros: I've had a positive experience living in this building, largely thanks to the staff. The building is kept very clean and is well-maintained, which is nice to come home to. The maintenance crew is consistently efficient and professional. A specific mention goes to the building supervisor, who does a great job managing the building and is responsive when issues arise. The front desk staff are also a highlight. They are friendly and professional, and often go the extra mile with things like handling packages and greeting residents. Their efforts are definitely appreciated and help make the building feel welcoming. Overall, the staff is a major asset to this building, and I've been satisfied with my time here. Cons: Inside the apartment, the in-unit air conditioning units are very loud when they're running. You can hear your neighbors when in the hall way because the door is thin, the walls are thick though. and the elevators are sometimes out of service for maintenance, which can be an inconvenience. My biggest piece of advice is regarding move-out: management is known to be very strict with the security deposit and will charge for even minor wear and tear. I'd highly recommend taking detailed photos of the entire apartment when you first move in to protect yourself.”

“Unit 6E Pros: These apartments are nicely laid out and have nice thick walls. Well performing elevators will get you to your apartment quickly. The doorlady, Martha, is an absolute gem. Your packages will be very secure. Gym is solid, it's got a various spread of machines, and free weights. Game room has pool and pingpong. Appliances are all fairly new and well functioning. The bathrooms are all top of the line, and feature rain showers. Cons: A/C can get very loud in the summer. Rattle-y. There are no stove exhausts. Doors have a bit of clearance at the bottom and you can hear the noises from the hall. Advice to landlord: Improve A/C units.”

“Pros: - Having a dishwasher is a GODSEND - The windows are big and allow for a lot of natural light - Super high ceilings! - In-unit heating/cooling by room - Quick response from management in regards to urgent situations. My roommate and I had a gas leak when we first moved in. Management responded quickly to that one. - Great location! Franklin Ave has a ton of great restaurants, and the Franklin Ave subway stop is a gift. - For NYC, the unit size is awesome - No pests! - The views from higher floors and the roof are breathtaking. Cons: - The walls in the units are painted a HORRID grey color - It'll typically take a few days to a week before someone will respond to a non-urgent problem - Laundry room floods once every couple of months - Heating/cooling units are loud, and the temperature control isn't entirely accurate. But you'll stay cool in the summer and warm in the winter. - Construction is starting to get in full swing on the building next door Advice to landlord: Improve the laundry room, please! We need a few more units to handle busy days, and the flooding is awful to deal with.”
