After speaking to neighbors, it has been like this for years and the building has become poorly maintained under A&E management. Hallways and common spaces are not climate controlled anymore. The building is renovating a lot of apartments so it’s noisy, messy, and unpredictable. Recently, heat hasn’t been working and you never know if there are elevator outages. In a building this size, it creates crazy traffic. The management never communicates. They respond to emails maybe 10% of the time and don’t notify us when things like a fire happen… yes I said FIRE.”

They don’t care about you and will NOT work with you. Residents are moving out in droves and they will lie and tell you that occupancies are high. Many apartments have been unoccupied as of November. As of today there are 19 listed apartments and I just saw 3 people move out this weekend, which doesn’t include me at the end of this month OR my neighbor, who is also leaving. They bank on people being too lazy to negotiate and/or move. Read reviews on Yelp. They all back up what I’m saying. Oh, and I’ve also heard racist comments from them. Just awful awful awful. Advice to landlord: Clean out your management and fix your company. Your reputation is one of the absolute worst. One of my patients and I got into a conversation about buildings the other night. Without prompting, she said “between Rudin and Equity, I honestly couldn’t tell you which one was worse. You couldn’t pay me to live in one of those buildings.””

I bet the % of people who renew would be higher if the units were insulated better. Advice to landlord: continue to maintain quality relative to other nearby portfolio properties”
