“Unit 6N Pros: I like the people who live here and the neighborhood around. It's one of my favorite areas in the city. Cons: The owner is unresponsive to major issues. There has been unfixed water damage on the roof for a long time, and through the front brick wall, and every top floor apartment has ceiling leaks and mold. It's a pretense that the building is rent stabilized. I don't know how the owner did it, but this a building with dozens of apartments which somehow aren't stabilized. There are a lot of nice people living here who get screwed on their rent, but haven't figured out what the owner did to make our building different from others in not having stabilized apartments. Advice to landlord: Get honest.”

When they renovate the apartments they do a good job. Cons: Watch out for the lease you're signing. I got what I thought was a rent-stabilized lease but my apartment is actually owned by a condo association run by the management, so I'm a sublettor. The rapacious broker is actually part of the management and charged me a fee to MOVE WITHIN THE BUILDING. This building allows for section 8. I'm okay with that except for the hoarder on the third floor who leaves his door open in the summer and stinks the whole floor up. There's at least one other fellow like that on the 5th floor. Smelly as hell. And the laundry in the basement gets a fly infestation every summer. Advice to landlord: More oversight of these hoarders please. We had to beg and needle and demand to get that guy on 3 cleaned up.”
