— 13 ESSEX STREET · Manhattan“Unit 3 Pros: Management was actually pretty responsive. No rats, just mice! Cons: This building is cursed. We dealt with insane garbage management issues, package theft, mice, cockroaches, heat not working, bad radiators that leaked and made a ton of noise, hot water turning off. Had to end lease early. Keep in mind that your unit may be rent stabilized but rented at market price -- check with the city for rental history documents. Advice to landlord: just knock this building down”

Apartment is either boiling or freezing. Landlord will not respond/it’s through a shitty management company. Advice to landlord: Be better”

— 13 ESSEX STREET · Manhattan“Pros: location, other than that nothing Cons: No super, they will lie and say there is a super but there isn’t, management company “casa properties” is horrible and unresponsive, they do not that complains seriously. Reveal Real Estate which is contracted to rent out the unit in the building will try illegally enter your apartment and harass and threaten you if you don’t allow them to enter. They will also try to enter without 24 hour written notice, and outside of normal business hours. Structurally the building is in disrepair, our roof leaks non stop and the hallways and lobby of the building are disgusting, trash will sit out for weeks without anyone coming to clean it. Trash will also pile up in the basement causing horrible smells and pest issues. Your packages will be stolen and you will not feel safe living here. They will try to squeeze every penny they can out of you, they will cash your rent checks and they claim they never received your check for that months and try to fine you $50 late fee. Save yourselves the trouble, do not under any circumstances live here!!! Advice to landlord: changing everything you do in the way of business.”

Truly, I thought I might freeze to death this past winter bc I was working from home in the pandemic and there weren't open public spaces for coworking. Advice to landlord: Pls fix the boiler And my goodness the rent is too high to be having this problem”

Quiet bc of park, close to a ton of food + fun things to do - a very rich place to live, you’re paying for location; heat and water is covered, all amenities are well maintained mostly; management company is held together by two very sweet girls who will actually help you if you’re nice !! Rooftop has a lovely view as well Cons: The two beds aren’t true two beds, they’re converted one bed with a tiny second bedroom; super is missing in action and will only come out to do repairs if something is actually life threatening; roach problem, which they’ve done nothing about; roof flooded during a storm, super was nowhere to be found and a tenant had to bail the entire complex out by unclogging the roof drain Advice to landlord: Find a new super lol please”

Sometimes the boiler struggles to keep up/breaks (but the super fixes it quickly). Advice to landlord: Suggest sealing windows to keep heat from escaping.”
