“Unit 6N Pros: Large windows, laundry in unit, big rooftop, gym, package room Cons: Lots of package theft, barely any delis or coffee shops nearby. Rooftop during the summer wasn’t cleaned regularly/ saw vomit up there multiple times. Advice to landlord: Keep amenity spaces clean”
— 120 UNION AVENUE · Brooklyn“Unit 2i Pros: The building itself is okay; the apartments are modern enough and it's kept clean Cons: The management are super useless - they basically don't respond unless it's an urgent maintenance request and even then they don't always fix it. Also there is a event space under the building and they have loud events a lot.”
— 120 UNION AVENUE · Brooklyn“Pros: clean building super live in timely responsiveness no pests/minimal maintenance issues Cons: the move in portal management uses is confusing and unclear”
— 120 UNION AVENUE · Brooklyn“Pros: 1. cheaper than a number of buildings in the area 2. on a safe street 3. one block away from the fire fighter and police department 4. hardwood floors Cons: 1. package thefts 2. management not as responsive”
— 120 UNION AVENUE · Brooklyn“Pros: Clean, nice communal spaces, the super is super nice and responsive. Cons: Neighborhood is not great. Building has no character. Gym sometimes has non-sanctioned instructors holding classes there.”
— 120 UNION AVENUE · Brooklyn“Pros: Good roof top, management keeps the common areas clean. Nice gym. Cons: Packages get stolen all the time and nothing can be done about it. Advice to landlord: Crack down on package theft.”
— 120 UNION AVENUE · Brooklyn“Unit 5U Pros: Very Well-Maintained Building Gym Rooftop Lounge Pest-Free Pets Allowed Laundry In-Unit Friendly, although somewhat solitary, neighbor experience Cons: PACKAGE THEFT! Even though there is a package room, there’s all kind of package theft. I’ve even had packages stolen and opened and returned back to me when they didn’t want what was inside. The super here is cold and borders on mean depending on the circumstances of your interaction. I have also heard such complaints by many of my neighbors. He’s really tight on building policies, which wouldn’t be that bad of a problem if the policies weren’t a little unreasonable. The amenity spaces close early and he’s very strict on it. I’ve also heard of people having difficulties with him surrounding getting him to actually help with repairs. The dryers are a little wonky in their functionality and other tenants have the same problems. Laundry day has to be a day you spend fully at home. Boring area - No bodegas, few restaurants, no cafes. Lacks life. I’ve heard lots of complaints about the event space noise below, but I haven’t had any problems, as I face away. Building is also poorly insulated and therefore electric bills are expensive. Water pressure is inconsistent and can be hard to get properly, especially in the showers. Advice to landlord: Address package theft NOW and find a new super. Absolutely kills your building that you have cameras you don’t check, and the super leaves a negative taste in everyone’s mouths.”
— 120 UNION AVENUE · Brooklyn“Pros: Management is responsive, helpful, super is great Cons: Neighbourhood is boring, building inhabited by lots of college kids so smoke and weed prevalent, extended package theft period but correct by management through new fobs”
— 120 UNION AVENUE · Brooklyn“Pros: good sized apartments with modern appliances and lots of light great views on the rooftop young residents but all very cool Cons: gym sucks and is also dirty and things are broken manamgent company is new but still very unorganized and unresponsive, implementing arbitrary rules that don’t make sense roof is cleaned regularly but somehow still dirty have broken appliances in my apartment for months and mgmt refuses to fix it Advice to landlord: take better care of the facilities and listen to your residents”
— 120 UNION AVENUE · Brooklyn“Pros: Good package room, great view on the roof, lounge is a great space to host friends, good trash rooms on every floor, attentive live-in super Cons: Strict rules on amenity usage (can’t use the lounge or roof after 11pm and with large groups), elevator malfunctioned somewhat frequently, shared spaces are left dirty, noise from the roof can be heard by the top floor Advice to landlord: Loosen the rules around amenities and invest in taking care of the spaces”
— 120 UNION AVENUE · Brooklyn“Unit 5T Pros: Very clean, no issues with pests, responsive super, well lit in all units, trash room always clean. Cons: Property management company (HUBB) became overly stringent over times, imposing rules about roof access and was super extra about cleaning. Rules weren't necessarily enforced but didn't appreciate random insistence on regulations, not sure if tenants were pressuring management for enforcement or if management was coming down harder.”
— 120 UNION AVENUE · Brooklyn“Pros: Super convenient access to G, M, & J lines, yet located on a relatively quiet street. Beautiful rooftop area. Walls are well-insulated, and sound from normal daily activity doesn't carry between units. Cons: Building management is unresponsive. All but the most serious issues go unaddressed. Building is not well-insulated, is cold & drafty during winter, and is expensive to heat (energy efficiency score of 57, barely grade C). Lobby area can be grimy, and packages are often left on the floor instead of in the package room. Advice to landlord: Respond to tenants' emails/calls/texts! This is a decent building in a solid location, but it's spoiled by management's glacial response times.”
— 120 UNION AVENUE · Brooklyn“Unit 7N Pros: - great rooftop - decent value for the price - good location - parking lot is relatively cheap and right below Cons: - packages sometimes get lost or stolen - management is not super responsive - there will sometimes be noise until late at night on weekends (not terrible noise but definitely a bit annoying) Advice to landlord: Be more responsive”
— 120 UNION AVENUE · Brooklyn“Pros: Close to Williamsburg and multiple subways Modern building with gym amenities Cons: Management did not return full security deposit citing bogus damage claim; Ended up going to small claims court Building trash always built up, never consistently managed by landlord Gym and rooftop were often left unclean and multiple occasions where rooftop furniture was trashed/pissed on Package room not secure - had an incident with stolen packages during holiday season Awful energy efficiency - graded F by city. Would constantly run heat or AC and apartment never stayed warm/cool, meanwhile racking up insane electricity bills Overpriced for size - paid $3200 for 1br in 2019, probably much higher now Advice to landlord: See cons, get your shit together”
— 120 UNION AVENUE · Brooklyn“Unit 5E Pros: Roof deck In unit laundry Smart apt layouts Good windows that isolate noise Clean apts Cons: Hallway doors are a little thin, but noise doesn’t really carry”
— 120 UNION AVENUE · Brooklyn“Pros: Nice pool table. Clean. Cons: Not the best area. slow elevator. you PAY for the electricity to heat your unit in the winter. Pricey!”
— 120 UNION AVENUE · Brooklyn“Unit 7U Pros: Building is clean, super is responsive Cons: It is noisy, only one elevator Advice to landlord: Clean the apartments more when people are moving in”
— 120 UNION AVENUE · Brooklyn“Pros: Rooftop access, in unit laundry, heat and price. Super is very responsive! Cons: Package maintenance (packages make it inside just not always into the package room. The pre-clean of the apartment was sub-par, you will need to get your own cleaner most likely (found hair and crumbs everywhere and a lighter and left over hangers). Advice to landlord: Please clean the apartments as you would want your own place cleaned before a tenant moved in.”
