There is a doorman present 24 hours a day and the response time for things is seamless. Cons: The noise from outside is unbearable. There are delivery trucks that blast ACs in the summer that wake you up at 6AM, the night deliveries after 9PM, the street festivals in the summer, the heating breaks down at the coldest days in winter and the cooling is fine but the heating/ac unit is OLD. They will replace it with another one they have lying around in the building. Advice to landlord: Rent is way too high for the heating/ac units to be this janky.”

Dominick - the new building manager is much better than the former. He is responsive and helpful so that has been a great improvement. Apartments are spacious and pet friendly. The neighborhood has a number of small businesses to support and the people who work there are very kind. You have the urban center garden, el barrista cafe, the good good, nice bodegas, Cons: Upkeep of the actual apartments. The HVAC units are terrible. You may be without AC or Heat depending on the unit you have. Expect to get to know the vendor because they will come and do quick fixes. The management company needs to replace them but they won't due to cost. However they have invested in a outdoors dial system that no one uses and more furniture downstairs. The in-unit laundry is not great. When we first arrived the filter was never cleaned. This should have occurred in advance but did not. The super is rude and unresponsive at times. He tries to avoid fixing the problems within the apartments or does quick fixes so you may have to ask multiple times to get something resolved which can be annoying. The cleanliness of the gym is not good at all. For example, the mirrors are often dirty. There are also random items in a corner unorganized and uncleaned. Overall I don't think the gym is cleaned often. There are weird reddish-brownish stains in carpet in the gym. The neighborhood is a lot at times. Unfortunately, drug usage is rampant and so you'll see people nodding off at any time of the day. You'll also see a lot of dog poop. There is a men's shelter which is great however at times some of the residents walking around may have mental health issues and as a woman, it feels very unsafe. Advice to landlord: Replace the HVACs, Replace the in-unit laundry. Ensure the gym is cleaned at least twice a week. Ask the super if he truly wants this job and if so if he can step it up. Reward Cristina, Anthony, and the other front desk folks. Keep dominick happy.”

Cons: On larger items, maintenance was sometimes slow to respond or provide updates. **The tenants liked our old front desk staff but when the management team switched companies (without warning the tenants), things got a little unsafe. Advice to landlord: This was generally a great place to live, but property management should consider consulting the tenants when making major updates and changes to the building that could affect quality of life.”

It’s quiet inside and the super lives in and is responsive. Cons: The neighborhood is rough and not so safe as we had hoped. The management group takes a long time to respond. The HVAC systems are antiquated, massive, loud and expensive! They heat runs off of gas and electric making our winter electric run over $200 a month! Advice to landlord: Please change the HVAC systems, they are old and not energy efficient.”
